Victoria Island occupies a narrow barrier island between Lagos Lagoon and the Atlantic Ocean, connected to the mainland by the Carter Bridge and Ozumba Mbadiwe Crescent routes. It is adjacent to Ikoyi to the east and faces the Lekki Peninsula across the Lekki–Ikoyi Link Bridge.
The area is defined by its concentration of corporate Nigeria — the Adeola Odeku and Akin Adesola corridors are home to virtually every major Nigerian bank, major international law firm, oil and gas company headquarters, and diplomatic mission. This creates persistent demand for premium residential and short-let accommodation from corporate tenants, expatriates, and senior executives who value proximity above all else.
Residential supply on VI is constrained by the area's commercial dominance. New residential developments are largely serviced apartment blocks and high-rise towers, with the adjacent Eko Atlantic development expanding the available premium residential stock. Buyers in this market should expect to pay Island-premium prices for relatively compact apartment footprints compared to Ikoyi or Lekki.
