Cabans uses value-based pricing — a small annual listing fee calculated as a percentage of your advertised property value. You add your property details, photos, and pricing and your listing is reviewed and published. No commission on enquiries. If you take bookings online, Cabans takes a 5% commission on each booking paid online, and the guest pays Paystack’s payment fee on top.

Create your Cabans account, click 'List Your Property', select 'Short Let' as the listing type, add your property details, set your nightly or monthly rate, upload photos, and submit. Listings typically go live within a few hours of review.

You can list a short let in any Nigerian city — Lagos (Lekki, Ikoyi, Victoria Island, Ikeja, Ajah, Yaba, Gbagada, Surulere and more), Abuja (Maitama, Wuse 2, Garki, Asokoro), Port Harcourt, Ibadan, and all other locations across Nigeria.

No. Individual property owners can list directly. You register as a property owner, not an agent. If you manage multiple properties, an agent or developer account gives you additional tools.

Yes — you set your own pricing. Charge per night, set special prices for busy days in your calendar, and add longer-stay discounts or free nights to win weekly and monthly stays. Price changes on the listing itself are checked by the Cabans team before guests see them; calendar prices go live as soon as you save.

Guests browsing Cabans see your listing and can send you an enquiry, which you answer from your dashboard. With bookings on by default, guests can also pick free dates on your calendar and pay securely through Paystack, and the booking appears on your Bookings page.

Clear, high-quality photos of every room; accurate pricing relative to comparable listings in your area; detailed amenity information (generator, WiFi, air conditioning, water, parking, kitchen); and a responsive approach to enquiries. Listings with 8+ photos and detailed descriptions receive significantly more enquiries.

Yes — there is no limit on the number of listings per account. An agent or developer account is recommended if you manage a portfolio, as it provides multi-listing management tools.

Yes. Bookings are on by default. On your listing’s edit page, open “Availability, prices and booking rules”, close dates you cannot host and press “Review and save calendar”. Switch off “Take bookings online” to stop new bookings. With “Instant book” on, paid bookings are confirmed straight away; otherwise you accept or decline each paid request within your answer time.

Within 7 days after the guest’s stay, and sooner when the guest approves the payment after the trip. You receive the stay amount minus any refunds and Cabans’ 5% commission. The guest pays Paystack’s payment fee, so it does not come out of your money.
