Yes. Searching for properties is free, and so is listing one: homes for sale, for rent and short lets are all free to list. The only charge is a 5% commission on short-let stays booked and paid online, taken from the host’s payout. See our pricing page for details.

No — you can browse listings without an account. However, you need to create a free account to save favourites, contact sellers, or list your own property.

Click the Sign Up button at the top of any page and fill in your name, email, and password. You can also sign up with your Google or Facebook account.

Use the search bar on the homepage to enter a location, then filter by property type, price range, number of bedrooms, and more. You can also browse by area guide or neighbourhood.

Yes — click the heart icon on any listing to add it to your saved favourites. You can access your saved properties from your account dashboard.

On any listing page, click the 'Contact Agent' or 'Send Enquiry' button. You must be logged in to send a message.

We require sellers and agents to verify their identity and listings. Verified listings are marked with a badge. We encourage buyers to also conduct their own due diligence.

Yes, on short lets whose page shows a booking box with dates and a price. Choose your check-in and check-out dates, press “Reserve”, then pay securely online through Paystack. A short let without a booking box is not taking online bookings yet; you can still message the host from the listing.

No. “Reserve” holds your dates for 30 minutes (half an hour) while you pay. Nothing is charged until you pay. If the time runs out, the dates go back on sale.

Online, in naira, through Paystack, our payment provider. You pay by card or another way Paystack offers you at checkout. Paystack’s payment fee is added to your total, and you see it before you pay. Never pay for an online booking by transfer straight to a host.

Yes, until the host’s free-cancellation time, which you see before you pay. Cancel in time and you get back 100% of your booking: the nights, any cleaning fee and any caution deposit. Paystack’s payment fee is not refunded. Refunds reach you within 14 days at most, usually in about 5 days. If you book after the deadline has passed, the stay cannot be cancelled.

Yes. It is a fixed amount the host sets, paid once with your booking. After you leave, the host checks the home and releases it. If the host says something was damaged, the Cabans team looks at both sides and decides. If the host has done neither 14 days after you leave, you can ask our team to release it.

When a guest books and pays online, Cabans takes a 5% commission. The host is paid within 7 days after the guest’s stay, and sooner when the guest approves the payment after the trip. The guest pays Paystack’s payment fee, so it does not come out of the host’s money.

Log in to your account, go to your seller dashboard, and click 'Add New Listing'. Follow the steps to add details, photos, pricing, and location. Submit for review and your listing will go live once approved.

Nothing. Listing a property for sale, for rent or as a short let is free, with no listing fee and no subscription. If you take bookings online for a short let, Cabans takes a 5% commission on each paid stay, from your payout.

Most listings are reviewed within 24 hours. Once approved, your listing will appear in search results immediately.

Yes — go to your seller dashboard, find the listing you want to update, and click Edit. Changes are reviewed before being published.

You can list residential properties for sale or rent (houses, flats, bungalows), commercial properties, land, and short-let apartments.

No. There is no listing fee, so there is nothing to pay before your listing goes live. Your listing is reviewed and published free of charge.

Yes — we use industry-standard SSL encryption and trusted payment processors. We never store your full card details.

There is no listing fee, so there is nothing to refund for a listing. If you have a question about a payment, please contact our support team.

Click 'Forgot Password' on the login page. Enter your email address and we will send you a link to set a new password.

After registering, check your email for a verification link. Click the link to confirm your email address and activate your account.

Yes — go to Account Settings in your dashboard to update your email address. You will need to verify the new address.

Go to Account Settings, scroll to the bottom, and select 'Delete Account'. This action is permanent and all your data will be removed.

Yes — sellers must complete identity verification before listing properties. This protects buyers and helps maintain a trustworthy marketplace.

Yes — agents can list properties on behalf of their clients. You must ensure you have the appropriate authorisation to do so.

Your seller dashboard gives you a full overview of all active, pending, and expired listings. You can edit, renew, or remove them at any time.

Enquiries are sent to your registered email and also appear in your dashboard inbox. Make sure your notification settings are turned on.

Click the 'Report' button on any listing page and select the reason. Our team will investigate and take appropriate action.

Yes — Cabans is fully optimised for mobile browsers. A dedicated mobile app is also available for download.
