Sellers who price 10–20% above comparable listings consistently get fewer enquiries and longer time on market. Look at what has recently sold or is actively in negotiation — not what expired listings asked.

Buyers searching for property in Nigeria will always ask about the title — and if it is not stated in the listing, they hesitate to enquire. State clearly: C of O, registered deed of assignment, Governor's Consent status, FCDA Right of Occupancy, or family title.
