The most important step: AGIS search
Every FCT plot should have an AGIS file number. An AGIS search at the office in Garki confirms: current registered holder, encumbrances, zone classification, and whether the allocation is still active or has been revoked. This search costs ₦5,000–₦20,000 and takes 1–5 working days. It is non-negotiable — never pay anything beyond a viewing fee without a clean AGIS search result.
Zone classification matters
Abuja land is strictly zoned: Rs1 (low density, 600–900 sqm plots), Rm2/Rm3 (medium density, 300–700 sqm), Rh (high density, flats), commercial (C), mixed use (MX). Your planned development type must match the zone code. Buy a Rm3 plot hoping to build a commercial complex and AGIS will reject your approval.

Maitama/Asokoro: ₦200m–₦800m per plot. Wuse 2/Garki/Jabi: ₦40m–₦250m. Gwarinpa/Life Camp: ₦15m–₦80m. Lugbe/Lokogoma: ₦8m–₦32m. Kubwa/Dawaki: ₦5m–₦22m. Transaction costs add 7–12% to purchase price.
