Magodo is on the Lagos mainland. It is a planned residential estate located in the northern mainland of Lagos, within Kosofe LGA (Phase 2 / Shangisha) and Ojodu in Ikeja LGA (Phase 1). Despite its reputation as one of the better-quality mainland addresses in Lagos, it has no connection to Lagos Island or the Lekki Peninsula — it is entirely mainland territory.
Mainland vs island in Lagos: a quick orientation
The “island” in Lagos refers to the landmasses on the ocean side of the Lagos Lagoon — Lagos Island, Victoria Island, Ikoyi, Banana Island, and the Lekki Peninsula stretching east toward Ajah. These are connected to the rest of Lagos by the Carter, Eko, and Third Mainland bridges, and by the Lekki-Epe Expressway on the far eastern axis.
Everything north and west of these water crossings is the mainland: the larger, more populous portion of Lagos that includes LGAs such as Ikeja, Kosofe, Alimosho, Surulere, and others. Magodo sits in the northern mainland, close to the Lagos-Ibadan Expressway corridor.
Where exactly is Magodo?
Magodo is divided into two phases, each with a slightly different character and administrative location:
- Magodo Phase 1: Located in the Ojodu area of Ikeja LGA. Closer to Omole Estate, Ojodu Berger, and the Lagos-Ibadan Expressway. Well-established with older housing stock and mature trees lining many streets.
- Magodo Phase 2 (Shangisha): Located in Kosofe LGA, adjacent to Phase 1 but slightly further north. Newer development mix, including more recently built apartments and duplexes.
Key reference points for Magodo's location:
- Ojodu Berger bus terminal — the primary public transport hub for the area, at the intersection of the Lagos-Ibadan Expressway and the Berger junction
- Omole Estate — a neighbouring planned estate to the west
- Maryland / Ikeja — approximately 15–20 minutes south by car outside peak hours
- Ketu / Ojota — accessible via Ikorodu Road to the east
- Third Mainland Bridge entry — Magodo feeds into Lagos Island via Ojota or Maryland, then the Third Mainland Bridge
Character of Magodo
Magodo has a distinct character compared to most of the Lagos mainland. It was developed as a planned estate, which means streets are laid out on a grid, drainage channels were designed in advance, and the housing density is lower than in organic mainland neighbourhoods like Surulere, Yaba, or Mushin. The result is a quieter, greener residential environment — something Lagosians describe as “estate living”.
The area is predominantly middle-class and upper-middle-class residential. It is popular with professionals, civil servants, academics (proximity to universities and polytechnics in the area), and families who want the mainland's lower rent costs without the congestion and density of older parts of the city.
Road access has improved in recent years, though internal estate roads vary in quality by zone. Water supply is largely from boreholes, generator use is standard, and service charges in managed apartment complexes can be significant.
Rent prices in Magodo
Magodo commands a premium within the mainland market, reflecting its planned estate character and relative proximity to Ikeja and the Berger transport hub. Current market ranges:
- 1-bedroom flat: ₦600,000–₦1,200,000 per annum
- 2-bedroom flat: ₦900,000–₦2,000,000 per annum
- 3-bedroom flat: ₦1,400,000–₦3,000,000 per annum
- 3-bedroom detached / semi-detached: ₦2,500,000–₦5,000,000 per annum
- 4–5 bedroom detached house: ₦4,000,000–₦9,000,000 per annum
Rents in Magodo Phase 2 / Shangisha are generally slightly lower than Phase 1 for comparable units. As elsewhere in Lagos, budget for 1.5–2.5× the annual rent headline as your true move-in cost once agency fees, legal fees, and caution deposit are included.
Commute from Magodo to key Lagos destinations
Magodo's location in the northern mainland gives it reasonable access to Ikeja but a meaningful commute to the Island. Realistic times:
- Magodo to Ikeja / Allen Avenue: 20–45 minutes depending on the Ojodu Berger–Alausa road traffic. This is the most manageable daily commute from Magodo.
- Magodo to Lagos Island / Victoria Island: 1–2 hours via Third Mainland Bridge (Maryland route) during peak hours. Expect 1.5–2.5 hours in the worst-case morning peak.
- Magodo to Lekki Phase 1: 1.5–2.5 hours — this route crosses the Island and continues east; it is among the longer daily commutes from Magodo.
- Magodo to Yaba / Surulere: 45 minutes to 1.5 hours via Ikorodu Road or Maryland.
- Magodo to Ojota (BRT): 20–40 minutes to the Ojota BRT terminal, which connects to Lagos Island by BRT bus. The BRT is significantly faster than private car for the Island commute during peak hours.
Who Magodo suits
Magodo is one of the better all-round mainland options in Lagos for people who want a planned estate environment without paying Island prices. It makes the most sense for:
- Professionals whose office is in Ikeja (GRA, Allen Avenue, Alausa) — Magodo is among the most practical mainland addresses for this commute
- Families who prioritise quieter, lower-density streets and are prepared to commute to the Island by BRT
- Civil servants and government workers based in the Alausa Secretariat complex
- Remote workers or those who commute to the Island only 2–3 days per week
For daily Island commuters by private car, Magodo adds meaningful travel time compared to staying closer to the Third Mainland Bridge at Maryland or Yaba. But the BRT from Ojota makes the commute manageable for those willing to use public transport.
