At Cabans, we believe property listings should be accurate, actively managed, and priced realistically. Our fees are linked to the advertised value of the property — not a flat charge regardless of what you are selling.
This encourages realistic pricing, keeps listings up to date, and ensures that properties displayed on Cabans are more likely to be genuinely available.
Our goal is to build one of Nigeria's most trusted property marketplaces. Linking listing fees to the advertised property value helps us achieve that.
Property owners and agents are encouraged to advertise properties at realistic market values rather than inflated prices.
Listings that remain online for years without updates create a poor experience for buyers and tenants. Our model encourages regular review and active management of listings.
Buyers and tenants spend less time browsing unavailable, outdated, or unrealistic listings.
Owners of lower-value properties are not forced to subsidise premium property advertising, while higher-value properties contribute proportionately to the visibility they receive.
A cleaner marketplace means more qualified enquiries, better buyer confidence, higher conversion rates, faster transactions, and greater trust in advertised prices.
Properties advertised for sale are charged based on the advertised sale price.

Properties with higher values generally generate larger transactions and receive greater commercial benefit from advertising. Value-based pricing creates a fairer marketplace and encourages realistic pricing.
No. Cabans does not charge a sales commission, rental commission, or success fee. Once your listing is purchased, any enquiries generated belong entirely to you.
Yes. You may update your asking price at any time. If the property value changes significantly, Cabans may recalculate the applicable listing fee when the listing is renewed.
You can renew your listing for a further 6, 9, or 12 months if the property remains available.
