Ibadan

Ibadan is Nigeria's largest city by landmass and the capital of Oyo State, a vibrant commercial and educational centre home to the University of Ibadan — Nigeria's first university — and a fast-growing middle class. Property prices are significantly lower than Lagos: 2-bedroom flats rent from ₦250,000–₦800,000 per year; 3-bed homes range ₦500,000–₦2m in established areas. Power supply from NEPA is moderate; generator backup is standard in managed buildings. Flooding is a localised risk in valley areas. Ibadan has excellent infrastructure compared to its size — UCH (University College Hospital), multiple private hospitals, private international schools, and a robust commercial sector. The Lagos-Ibadan Expressway connects to Lagos in 1.5–2.5 hours. Best for families, academics, civil servants, and investors who want Lagos-quality amenities at far lower costs.
