Cabans is a Nigerian property marketplace built on trust. This page explains exactly how we review listings, verify agents and landlords, detect fraud signals, and how you can report anything that looks suspicious.
Every listing submitted to Cabans goes through an initial automated review before it appears publicly. This checks for completeness, required photo count, pricing consistency, and contact details. Listings that fail this check are returned to the lister for correction.
Cabans requires a minimum number of clear, non-watermarked photos showing the actual property. AI-generated, stock, or heavily filtered images are flagged and may result in listing suspension. Property descriptions must match the visible features in photos.
Registered agents on Cabans go through an identity verification step that includes phone number confirmation and business details. Landlords listing directly are required to confirm ownership details. Verified accounts are indicated with a trust badge on their listings.
Cabans monitors listing behaviour for signals associated with rental fraud: prices significantly below market rate for the area, duplicate listings from different accounts, pressure-to-pay-urgently language in descriptions, and contact details that appear on reported fraudulent listings in our system.
Listings are not just reviewed at submission — active listings are periodically re-checked. Users can report a listing directly from the listing page using the Report button. Our trust and safety team reviews all reports and takes action, which can include warning the lister, suspending the listing, or banning the account.
If you see a listing with prices far below market value, pressure to pay before viewing, duplicate photos from another property, or a landlord who is evasive about viewing — please report it immediately using the Report button on the listing, or contact us directly.
Listings from verified agents and landlords display a trust badge. All listings have passed an initial submission review. For high-value or premium listings, our team performs manual spot checks.
Use the Report button on any listing page. Describe what you found — price far below market, duplicate photos from another listing, pressure to pay without viewing, etc. Our team reviews every report.
Cabans checks for pricing anomalies that may indicate fraud. However, market pricing varies significantly, and Cabans is not a valuation service. Always cross-reference prices with similar listings in the area before proceeding.
Always view the physical property before paying any amount. Verify the landlord or agent's identity. For sales, engage a registered solicitor to verify title. Never pay into a personal account without a signed agreement, and avoid landlords who ask for full payment before a viewing.
