Abijo is a community on the Lekki-Epe Expressway in Ibeju-Lekki LGA, Lagos State, and home to Abijo GRA, a developing residential estate. It lies east of the more established Ajah and Sangotedo housing markets and forms part of the outward-growing Lekki corridor. Development is still uneven: some estates have completed homes and managed facilities, while other streets and plots remain at an earlier stage. The setting generally offers more space and lower prices than mature Lekki neighbourhoods, with fewer nearby urban conveniences.
Indicative annual rents are ₦250,000–₦500,000 for a one-bedroom flat, ₦400,000–₦900,000 for a two-bedroom flat, and ₦700,000–₦1.8m for a three-bedroom semi-detached home. Rental supply can be thinner than in established Lekki areas, and asking prices vary with completion level, road access, estate management, and utilities. Buyers may also find new homes, but should compare the title, developer delivery history, completed infrastructure, and total ongoing costs rather than judging a property by its advertised price alone.
The Lekki-Epe Expressway is Abijo's main connection in both directions. Travel west toward Sangotedo, Ajah, and the established Lekki business districts becomes demanding when the corridor is congested; trips to Victoria Island or the Mainland are not ideal for a routine daily commute. Abijo is better suited to people who work along the eastern Lekki corridor, work remotely, want a lower-cost home with more space, or are prepared for an area that is still developing.
Check the final approach to any estate, because an expressway address does not guarantee a surfaced internal road. Ask about backup-power hours, fuel contributions, borehole treatment, waste collection, and security. Visit after rain to inspect drainage and standing water, and check whether ordinary cars can use the access road throughout the year.
