Abijo Area Guide

Abijo is an emerging residential area in Lekki, on the Lekki-Epe Expressway in Lagos State. Specifically, Abijo GRA (Government Reserved Area) is located approximately 35–40 km from Lagos Island, between Ajah and Epe — roughly midway along the Lekki-Epe Expressway corridor. It is part of Ibeju-Lekki LGA and sits on the mainland-connected Lekki Peninsula, which is geographically an island but functions like an extension of the mainland for property purposes.

Where exactly is Abijo? Abijo is past Ajah Junction and past Lakowe when heading toward Epe. Nearby landmarks include: Lakowe Lakes Golf Estate to the south, Coscharis Motors complex on the expressway, and the Ibeju-Lekki expressway service strip. It is approximately 15 km past Ajah and 25 km before Epe Town.

Abijo has become popular with property developers because land prices are significantly lower than established Lekki addresses — which means buyers can get detached homes and large plots at prices that are unachievable in Lekki Phase 1, Chevron, or Ajah. This has driven a wave of estate development in Abijo GRA over recent years.

Rent prices in Abijo: 1-bedroom flats: ₦250,000–₦500,000 per year. 2-bedroom flats: ₦400,000–₦900,000 per year. 3-bedroom semi-detached: ₦700,000–₦1.8m per year. Sales prices: 3-bedroom home in a new estate from ₦25m–₦60m+ depending on finish and developer.

Infrastructure: Power supply is still developing. Most estates run on 12–18 hours of generator power daily. The main expressway is tarred but some estate interior roads are laterite (unpaved). Water supply is typically borehole-based.

Flood risk: Lower than the older Lekki streets. Abijo's slightly elevated position relative to some coastline-adjacent Lekki areas means better natural drainage, but check individual plot surveys for drainage.

Commute from Abijo: Abijo to Victoria Island: 70–110 minutes at peak. Abijo to Ajah: 20–30 minutes. Abijo to Ikeja (via Third Mainland Bridge): 90–120+ minutes. Abijo does not suit anyone who commutes daily to Lagos Island or Ikeja — the expressway becomes very congested from around 6:30 am toward Ajah and beyond.

Who Abijo suits: Long-term property investors seeking land and estate buys before infrastructure and prices mature. Families who can work remotely or whose employment is in the Lekki-Epe corridor (Dangote Refinery, LFTZ, Lekki Deep Sea Port — all nearby). Buyers who want a new, well-built home at mainland-equivalent prices but in a Lekki address. Not suitable for daily Island or Ikeja commuters.
