Abijo GRA sits along the Lekki-Epe Expressway, approximately 35–45 km from Victoria Island by road. Key reference points:
- Sangotedo — the nearest established residential and commercial hub, approximately 5–10 km to the west
- Abraham Adesanya roundabout (Ajah) — approximately 15–20 minutes westbound on the expressway
- Ibeju-Lekki Free Trade Zone — to the east; the industrial corridor that has driven land price appreciation in the entire area
- Dangote Refinery — further east along the expressway, the single largest infrastructure project in the corridor
- Epe town — beyond the expressway to the northeast, the administrative centre of Epe LGA
Abijo GRA itself is a planned scheme with demarcated plots, internal road layouts, and estate governance. Multiple private developers have built within and adjacent to the GRA designation. Infrastructure maturity varies by specific estate within the broader Abijo zone.
Character of Abijo GRA
Abijo GRA is still a developing residential area rather than a fully established neighbourhood. This has two sides: on one hand, infrastructure (road quality, utilities, density of commercial amenities) is thinner than in mature Lagos estates like Lekki Phase 1, VGC, or even Ajah. On the other hand, the land price trajectory since the Dangote Refinery and Free Trade Zone announcements has been strongly upward, and many buyers in Abijo GRA are positioning for capital appreciation rather than immediate occupancy.
Residents in Abijo GRA are largely dependent on private infrastructure: estate generators for power, boreholes for water, and the Lekki-Epe Expressway as the single road connection to the rest of Lagos. Day-to-day commercial amenities (supermarkets, schools, medical facilities) require a drive to Sangotedo or Ajah for most options.
The area suits people in one of three situations: those employed in the Ibeju-Lekki industrial corridor who want to live close to work; long-term investors buying land or off-plan units for future appreciation; or owner-occupiers who can tolerate the current infrastructure gaps in exchange for the lower acquisition cost versus more established Lekki estates.

- Abijo GRA to Ajah / Sangotedo: 15–30 minutes westbound — the practical daily catchment area for shopping, schools, and amenities.

- Abijo GRA to Mainland Lagos: 2–3.5 hours — not a practical daily commute.
