Where is Ibeju-Lekki?
Ibeju-Lekki LGA occupies the southeastern end of Lagos State, on the ocean side of the Lagos Lagoon (the Peninsula/Island axis). It is bordered by:
- Epe LGA — to the north, across the Lagos Lagoon
- Lekki Phase 1 / Ajah / Sangotedo — to the west, the established Lekki residential corridor leading back to Victoria Island
- Atlantic Ocean — to the south
- Ogun State / Ondo State — to the east
The Lekki-Epe Expressway is the spine of the corridor, running from Victoria Island through Lekki Phase 1, Ajah, Sangotedo, Abijo, and into Ibeju-Lekki. Travel distances:
- Ibeju-Lekki to Victoria Island: 60–90 km by road; 1.5–3 hours depending on expressway traffic
- Ibeju-Lekki to Ajah: 25–35 km; 30–60 minutes

What's driving Ibeju-Lekki's property market
The Ibeju-Lekki property story is driven by large-scale infrastructure investment, not by existing residential or commercial maturity. The key projects:
- Dangote Petroleum Refinery:Nigeria's largest single private investment — a refinery with capacity to process 650,000 barrels per day. The project has created a large resident workforce and supply-chain ecosystem requiring housing and commercial infrastructure in the corridor.
- Lekki Free Trade Zone (LFTZ): A government-designated free trade zone attracting manufacturing, logistics, and industrial tenants. Companies operating in the zone generate demand for worker housing along the corridor.
- Lekki Deep Sea Port: A major port infrastructure project that, when fully operational, will add further logistics and industrial employment demand.

Is Ibeju-Lekki a practical place to live?
For most Lagos professionals, Ibeju-Lekki is not yet a practical daily-living destination. The corridor is still infrastructure-light outside the industrial zones: commercial amenities (supermarkets, hospitals, schools at scale) require a drive to Ajah or Sangotedo. Road conditions improve and deteriorate depending on specific routes and ongoing construction.
It is a practical base for:
- Workers employed in the Dangote Refinery, LFTZ, or LADOL who need to live near the industrial zone
- Investors holding land for medium-to-long-term appreciation as the infrastructure matures
- Off-plan buyers securing units in developments timed to complete as the corridor urbanises
For anyone who needs to commute to Victoria Island or the Lagos mainland core daily, Ibeju-Lekki adds 1.5–3 hours of road time each way during peak conditions. That is not a sustainable daily commute for most people.
