Port Harcourt is Nigeria’s oil capital — and its house rental market reflects that. GRA Phase 1 rents of ₦8m–₦20m+ per year are benchmarked against IOC dollar housing allowances, not Nigerian income levels. For most renters, the practical market is Woji, Trans-Amadi, Rumuola, and the outer belt at ₦1.5m–₦6m per year.

GRA Phase 1 vs GRA Phase 2

Phase 1 is the original Government Reserved Area — older but spacious properties on very large plots, dominated by IOC expat tenants. Phase 2 is newer and better planned with more consistent compound quality. For most non-IOC premium tenants, Phase 2 at ₦5m–₦15m/yr is the practical choice without Phase 1’s scarcity premium.

Mid-range: Woji, Trans-Amadi, Old GRA

Woji is PH’s fastest-growing residential area — newer builds, gated compounds, and good expressway access at ₦2m–₦5m/yr. Trans-Amadi is the choice for oil services workers who need minimal commute to the industrial area at ₦2.5m–₦6m/yr. Old GRA offers larger plots than Phase 2 with mixed old and new construction at ₦4m–₦12m/yr.

Affordable belt: Rumuola, Rukpokwu, Eliozu

The outer residential belt offers 3–4 bedroom houses at ₦800k–₦4m/yr. Rumuola is the most CBD-adjacent; Rukpokwu and Choba are cheapest but can be 45–90 minutes from the CBD in peak traffic. Infrastructure quality varies significantly street by street.

PHED and generator — the key variables

PHED supply in PH averages 6–12 hours/day depending on zone. GRA Phase 1 and 2 substations often get priority. Almost all houses rely on diesel generator backup. In GRA, generator is typically compound-managed with shared diesel costs. Outside GRA, individual generator management adds ₦80k–₦200k/month to effective occupancy cost. Always ask the current tenant — not the landlord — for an accurate PHED estimate on the specific street.

Flood risk in Port Harcourt

PH is built on the Niger Delta flood plain. Flood risk is real and highly localised. GRA Phase 1 and 2 are generally better drained; parts of Old GRA, Rumuola, and low-lying Rukpokwu streets have documented flood history. Always ask specifically about the street at viewing.
