A self-contain in Abuja (self-contained room, or self-con) is a single room with an en-suite bathroom — the entry-level private accommodation unit in the FCT. It is the most common choice for NYSC members, junior civil servants, and early-career professionals. No separate sitting room; everything is in one room.

Where to find the cheapest self-contains in Abuja

Kubwa and Gwagwalada satellite towns have the lowest self-contain rents in the FCT at ₦80,000–₦200,000 per year. Within the city boundary, Lugbe and the Airport Road corridor offer ₦120,000–₦300,000. Gwarinpa — Abuja's largest planned estate — has the best supply at ₦200,000–₦500,000.

Mid-range zones: Garki, Utako, and Jabi

Garki 2 and Area 11 offer self-contains at ₦300,000–₦700,000 per year with good CBD access. Utako and Jabi are popular with NGO staff and tech workers — pricing at ₦220,000–₦650,000. Kado and Life Camp are slightly cheaper alternatives to Jabi at ₦220,000–₦480,000.

Premium zones: Wuse 2 and above

Wuse 2 self-contains range from ₦450,000–₦950,000 per year and are primarily occupied by central government and private sector professionals who need walkable CBD access. Maitama and Asokoro at ₦600,000–₦1,400,000 are the ceiling for self-contain rents in Abuja.

Generator and water — the two Abuja self-contain variables

AEDC supply in Abuja averages 8–14 hours per day depending on zone. Confirm at every viewing: does the self-contain have a dedicated prepaid meter or a shared compound meter? Is there a generator, what KVA, and does it reach your unit? And is there a working borehole with an overhead tank? These two factors drive day-to-day quality of life more than rent level.
