Abuja property prices are harder to read than Lagos because the FCT combines some of Nigeria's highest-value real estate (Maitama, Asokoro) with rapidly expanding satellite towns where supply is growing faster than demand. This guide gives you current market prices for 2-bedroom, 3-bedroom, and 4-bedroom properties across every significant Abuja area — from premium districts to affordable satellite towns — with links to browse current listings at each price level.

All prices are in Naira, reflect current market conditions, and represent completed residential properties (not off-plan asking prices).

Premium districts

Maitama and Asokoro are Abuja's equivalent of Ikoyi — constrained supply, high diplomatic and government demand, and prices that do not move proportionally with macro conditions.

Planned estates and outer districts

Gwarinpa is Abuja's largest planned residential estate and the primary mid-market entry point for buyers who want more space at lower prices than central Wuse 2 or Jabi.

Popular with airport workers and budget-conscious buyers. Good road access. Infrastructure improving.

  • 4-bedroom house: ₦35,000,000 – ₦100,000,000

Kubwa

Abuja's most affordable established sub-market. Functioning urban infrastructure. Commute to the city centre is 45–90 minutes depending on traffic.

  • 2-bedroom flat: ₦10,000,000 – ₦30,000,000
  • 3-bedroom: ₦18,000,000 – ₦55,000,000
  • 4-bedroom house: ₦30,000,000 – ₦85,000,000

What drives price differences within Abuja

  • District classification: Core FCT districts (Maitama, Asokoro, Wuse, Garki) carry substantial premiums over satellite towns (Kubwa, Lugbe, Kuje) regardless of property specification. This is partly access and prestige, and partly lower revocation risk in fully regularised districts.
  • Title type: An R of O or C of O property commands a premium of 15–25% over an equivalent property with only an allocation letter. The title risk differential is real.
  • Estate vs standalone: Managed estate properties (24-hour security, common area maintenance, backup power) command 20–35% above comparable standalone compounds at the same location.
  • New build vs resale: New builds command 15–25% above equivalent resale stock. Off-plan properties are typically priced at 20–30% below expected completion value.
  • Ground rent and development status: Properties with outstanding FCT ground rent arrears may be at revocation risk. Buyers should confirm ground rent payment history with their solicitor.
