Banana Island Lagos: Property Prices, Access & Who Lives There

Banana Island is Lagos's most expensive residential address — a man-made peninsula in Ikoyi with diplomatic residences, celebrity homes, and West Africa's highest property prices.

Banana Island is the most expensive residential address in Lagos — and one of the most exclusive in West Africa. A man-made peninsula sitting in Lagos Lagoon, just off the northern shore of Ikoyi, it contains an estimated 1,300+ residential plots developed to a standard that is otherwise unavailable at scale anywhere in Nigeria. This guide covers where it is, what properties cost, who lives there, and what the experience of Banana Island as a neighbourhood actually involves.

Where is Banana Island?

Banana Island is in Ikoyi, Lagos Island LGA. It was reclaimed from Lagos Lagoon and connected to Ikoyi via a single access road — Banana Island Road — which runs off Bourdillon Road in Ikoyi. The name comes from the island's banana-like curved shape when viewed from above.

In terms of Lagos's mainland-island geography, Banana Island is firmly on the island side. It is not accessible without first crossing onto Lagos Island and then into Ikoyi. The island itself has no commercial markets, bus stops, or public transit — it is a pure residential enclave.

Access and connectivity

There is currently one main access point: Banana Island Road off Bourdillon Road, Ikoyi. This single point of entry and exit creates both the security and traffic characteristics that define the island:

  • Security: All vehicles entering Banana Island are logged at the checkpoint. Visitor registration is required. Residents have estate-level sticker systems.
  • Traffic: There is no through-traffic. The internal road network is quiet. The only congestion point is the single entrance/exit, which can back up during peak hours.
  • By boat: Some residents use private speedboats from personal jetties. The lagoon-facing plots were specifically sold to buyers who planned to use water access.

From Banana Island to Victoria Island (commercial): 15–30 minutes. To Lagos Island (Eko Bridge / Marina): 20–35 minutes. To the airport (MMIA, Ikeja): 45–90 minutes depending on traffic on Third Mainland Bridge.

Property types and prices

Banana Island is exclusively residential. No commercial buildings or markets exist on the island. Properties fall into several categories:

Detached houses

These are the dominant property type — large plots of 800–2,000 sqm with custom-built or developer-built mansions. Typical specifications include: 5–7 bedrooms, staff quarters, swimming pool, 3–4 en-suite baths per floor, home cinema, generator set, borehole, CCTV.

  • Sale price: $2,000,000–$10,000,000+ USD (₦3bn–₦18bn+ at current rates)
  • Annual rent (furnished): $150,000–$500,000 USD | ₦250m–₦900m+
  • Annual rent (unfurnished): ₦80m–₦300m

Semi-detached houses

  • Sale price: $1,000,000–$3,500,000 USD
  • Annual rent: $80,000–$250,000 USD

Apartment blocks

A smaller number of apartment developments exist on Banana Island. These are luxury service apartments in multi-storey blocks, targeting corporate lettings.

  • 2-bedroom apartment sale: $400,000–$1,000,000 USD
  • 3-bedroom apartment annual rent: $60,000–$150,000 USD

Who lives on Banana Island?

Banana Island's resident profile is unlike anywhere else in Lagos:

  • Diplomatic community: Several embassies and ambassadorial residences are on Banana Island. The security profile and controlled access make it the preferred diplomatic residential address in Lagos.
  • Multinational executives: Country heads, regional directors, and senior executives of international companies posted to Lagos. These are typically on furnished corporate lettings paid in USD.
  • Nigerian billionaires and UHNW families: A significant proportion of Nigeria's top-tier wealthy individuals have properties on Banana Island. Names from banking, oil, telecommunications, and manufacturing are well represented.
  • Nollywood and music industry A-list: Banana Island has become a recognised address for top-tier entertainment figures. Several well-known musicians and actors own or rent on the island.
  • High-net-worth diaspora returnees: Nigerians returning from the US, UK, and Canada who want the highest-standard residential environment Lagos offers.

Infrastructure and lifestyle

The infrastructure on Banana Island is above average for Lagos, though not uniformly perfect:

  • Electricity: Most properties have 100 KVA+ generator backup as standard. PHCN/EKEDC supply is inconsistent, as across Lagos Island, but backup is always available.
  • Roads: Internal roads are well-maintained compared to most of Lagos. The estate has its own road maintenance structure under the Banana Island Resident Association (BIRA).
  • Water: Properties use borehole water treated on-site. Mains water is supplementary rather than primary.
  • Internet: Fibre connectivity is available (Spectranet, IHS, Tizeti operators). Corporate-grade internet is the norm for properties at this price point.
  • Schools and amenities: Banana Island itself has no schools, supermarkets, or restaurants within the estate boundary. Residents use Ikoyi amenities — which are among the best on the island.

Banana Island vs the mainland: an honest comparison

For most Lagos residents, Banana Island is not a realistic option — and there are mainland and other island alternatives that deliver good quality at a fraction of the price:

  • Ikoyi (off Banana Island): ₦5m–₦25m/year for 4-bed house — high quality, similar area, fraction of the price
  • Victoria Island (residential streets): ₦3m–₦15m/year — comparable security in some gated streets
  • Lekki Phase 1: ₦2m–₦10m/year — well-serviced, growing alternative to island legacy addresses
  • Osborne Road, Ikoyi: ₦8m–₦30m/year for detached — senior professional standard without Banana Island pricing

Buying on Banana Island: key considerations

  • Title documents: Insist on a Lagos State C of O or Governor's Consent. The original allottees received C of O from Lagos State Government when the island was developed. Confirm the title chain at the Lands Bureau.
  • Legal verification: Engage a qualified property lawyer to conduct a search at the Lagos State Land Registry and the Corporate Affairs Commission (if a company holds the title).
  • Survey plan: Get a fresh survey plan conducted by a registered surveyor before completing. The original LASG survey plans set the plot boundaries; any encroachments need to be identified.
  • BIRA levies: The Banana Island Resident Association charges annual levies for road maintenance, security, and communal services. Confirm the current levy rate before purchase.
  • USD pricing: Most Banana Island transactions are denominated in USD. Currency risk and Central Bank of Nigeria dollar transaction regulations apply.
