How to List Rental Property in Nigeria: Step-by-Step Guide

A practical step-by-step guide to listing a rental property in Nigeria — choosing the right platform, writing a strong listing, setting rent, and getting serious tenant enquiries fast.

Listing a rental property in Nigeria and attracting the right tenants quickly requires more than posting a listing online. Landlords who set accurate rents, write complete listings, present properties well, and screen tenants properly fill vacancies faster and experience fewer problems during the tenancy. This guide takes you through each step.

Step 1: Research and Set the Right Rent

The most common reason rental properties sit vacant in Nigeria is overpricing. Landlords who set rents based on what they "need" rather than what the market will pay lose months of rental income while waiting for a tenant who will never come at that price.

To set the right rent, search for 3–5 comparable active listings in the same area on Cabans and other portals. Compare properties that match yours on bedroom count, bathroom count, floor level (for flats), parking, generator provision, and overall condition. Position your asking rent at or slightly below the comparable range if you want to let quickly, or at the top if you can afford to wait for a premium tenant.

Always state the service charge separately from the rent. Tenants need to know the total cost of occupation — combining rent and service charge into a single figure creates confusion and disputes later.

Step 2: Prepare Your Documentation

While you do not need to share full title documentation with tenants (unlike a sale), you should have the following ready before advertising:

  • Title document (C of O or Deed of Assignment) — tenants increasingly ask to confirm the landlord's ownership before paying, particularly for higher-rent properties
  • Building plan approval — relevant if tenants ask about the legality of the development
  • A draft tenancy agreement or standard agreement template for the tenancy duration you offer
  • Current photos of the property in its let-ready state

Step 3: Photography

Rental listings with 8 or more high-quality photos consistently receive more enquiries than listings with fewer images. Follow these photography standards:

  • Shoot in natural daylight — open all curtains and blinds, turn on all lights, and photograph before 3pm
  • Clear every room of clutter, personal items, and excess furniture before shooting
  • Cover: living room, kitchen, each bedroom, all bathrooms, parking, building exterior, and compound or estate entrance
  • For furnished properties, ensure all furniture is clean and well-arranged. Replace or remove damaged items before the shoot

Step 4: Write a Complete Rental Listing

A complete rental listing answers every question a tenant would ask before calling. Tenants who cannot find key information in your listing will call to ask — or, more likely, they will skip to the next listing. Always include:

  • Number of bedrooms and bathrooms (specify ensuite arrangements)
  • Parking spaces — covered or open, number of spaces
  • Floor level for flats — and whether there is a lift
  • Generator provision: estate-managed, landlord-managed, or self-managed with fuel levy amount
  • Water source: borehole, mains, or tanker. Is it reliable?
  • Service charge per annum and what it covers
  • Payment terms: 1 year upfront, 2 years, biannual, or other
  • Security: gated estate, security guards, CCTV, controlled access
  • A description of at least 100 words covering nearby amenities, access road quality, and any standout features

Step 5: Platform Strategy

Post your rental listing on Cabans and at least one other portal to maximise reach. For properties in active rental markets (Lagos, Abuja, Port Harcourt), featuring your listing for the first 4 weeks ensures top placement in search results during the critical initial marketing period.

Supplement portal listings with WhatsApp distribution to your personal network, colleagues, and any relevant area groups. Many rental properties let through network referrals before portal enquiries even begin.

Step 6: Handle Enquiries and Conduct Viewings

Respond to every enquiry within 2 hours during business hours. Ask screening questions upfront: Can they meet your payment terms? What is their timeline? Where do they work? This saves time on unqualified viewings.

Conduct viewings in person or arrange for a trusted representative to accompany potential tenants. The property should be in the same condition as the photographs — fully cleaned, well-lit, and tidy. Never let tenants view an occupied unit without the current tenant's agreement and adequate advance notice.

Step 7: Tenant Screening and the Tenancy Agreement

Before accepting a tenant, request: employment confirmation letter or evidence of business income; 3 months of bank statements; a valid government-issued ID; and a reference from a previous landlord or current employer.

Once a suitable tenant is identified, prepare a tenancy agreement covering all key terms: names of parties; property address; rent amount and payment schedule; tenancy duration; caution deposit amount and refund conditions; notice requirements; permitted use; and subletting restrictions. Both parties should sign, and both should receive a stamped copy. Retain all payment receipts throughout the tenancy period.
