How to Market Your Property for Sale in Nigeria

A complete seller's guide to marketing property for sale in Nigeria — pricing strategy, listing quality, photography, platform choice, social media promotion, and handling offers.

Published: May 16, 2026

Marketing property for sale in Nigeria has changed dramatically. Buyers now search online before they ever call an agent, and the first impression your property makes — through its listing photos, price, and description — determines whether it generates strong enquiries or none at all. This guide gives you a complete marketing strategy from pricing to accepted offer.

Pricing Strategy: Getting It Right Before You Go Live

Price is the most powerful marketing tool available to any seller. An accurate asking price generates multiple serious enquiries; an overpriced listing generates almost none, regardless of how much is spent on photography or promotion.

To set the right price, research comparable recent sales and active listings in the same street or estate. Use online portals to understand what similar properties are currently asking, and speak to 2–3 active local agents to calibrate your price against recent transactions they have completed. Price your property within 5–10% of the comparable range. If you have a reason to price above the range (exceptional condition, unique features, or an especially strong title), be prepared to justify it clearly in the listing.

Emotional pricing — based on what you paid, what you need, or what a neighbour claims their property is worth — is the single most common reason properties in Nigeria sit unsold for years. The market pays what it pays, not what the seller wishes.

Listing Quality: The Specification That Sells

A high-quality listing answers every question a buyer would ask before enquiring. Buyers who cannot find key information in a listing will skip it in favour of one that is complete. Always include all of the following in your listing:

  • Number of bedrooms and bathrooms (specify ensuite arrangements)
  • Parking spaces (covered or uncovered)
  • Property type (detached, semi-detached, terrace, apartment, duplex)
  • Title type (C of O, Deed of Assignment, or other) — buyers filter by this
  • Service charge per annum if in a managed estate
  • Generator provision (estate-managed or self-managed)
  • Land area / plot size in plots or square metres
  • Build-up area in square metres for apartments and houses
  • Asking price — always include this. Listings without prices receive dramatically fewer enquiries
  • A description of at least 150 words covering location benefits, nearby amenities, access road quality, and security

Post your property listing on Cabans with a complete specification to reach active buyers across Nigeria.

Photography: The Most Leveraged Investment You Can Make

Photography is where most Nigerian sellers underinvest — and where the returns from improvement are highest. These are the standards for effective property photography:

  • Minimum 10 photos for any property priced above ₦20m. Cover: exterior front, exterior rear or garden, living room, dining area, kitchen, master bedroom, other bedrooms, all bathrooms, parking, and any standout feature.
  • Natural daylight: Shoot in the morning or early afternoon with all curtains open and all lights on. Avoid evening photography with artificial light only — it produces orange, flat images.
  • Cleared and tidied spaces: Remove clutter, personal items, and excess furniture before shooting. A clean, minimal presentation photographs significantly better than a lived-in space.
  • Professional photographer: For properties priced at ₦30m or above, hire a professional property photographer. The cost ranges from ₦15,000– ₦60,000 and the improvement in enquiry quality is consistently significant.
  • Drone photography: For houses with grounds, compounds, or land, aerial photography communicates the full scale of the property in a way that ground-level shots cannot.

WhatsApp and Social Media Promotion

After your portal listing is live, distribute your property through your personal and professional networks:

  • Create a WhatsApp message with 3–5 best photos, the price, 4–5 key specs, and a clear call to action. Send this to your broadcast list and ask recipients to forward to potential buyers in their networks.
  • Post the property to relevant WhatsApp investment and property groups in your city. Many cities have active groups for property investors and estate agents.
  • Post a short video walk-through or photo carousel on Instagram and Facebook with the price and location. Use relevant hashtags.
  • Refresh your WhatsApp and social media distribution every 3 weeks with updated photos or a price revision. Consistent visibility keeps your property in front of buyers who are still deciding.

The 6 Things That Kill Marketing Effectiveness

  • Poor photography: The first image a buyer sees determines whether they click. Dark, cluttered, or blurry photos end enquiry interest immediately.
  • Overpricing: No promotion budget overcomes an overpriced listing. Buyers know the market and will ignore listings that are clearly above comparable prices.
  • Slow response to enquiries: Buyers contact multiple properties simultaneously. Agents and sellers who respond within minutes capture the lead; those who respond 24 hours later often find the buyer has already moved on.
  • Incomplete listing fields: Missing information (no price, no service charge, no parking count) causes buyers to skip to the next listing.
  • Listing on only one platform: Distributing across 2–3 portals significantly increases total enquiry volume at minimal additional cost.
  • Delisting too soon: The right buyer may still be weeks away from searching. Keep listings live for at least 12 weeks before reassessing.

Handling Multiple Offers

When you receive multiple genuine offers, ask all interested buyers to submit their best offer in writing, accompanied by proof of funds or a mortgage pre-approval letter. Evaluate offers on price, certainty of funds, and proposed completion timeline — not just price alone. A cash buyer at 95% of asking price who can complete in 6 weeks may be more valuable than a buyer at full price with uncertain mortgage approval who needs 4 months. Always involve your solicitor before accepting any formal offer.

Take the next step

Keep your research practical: search for property in Lagos, compare live options for property for sale in Lagos, or list your property on Cabans to reach active buyers and renters.
