Ayobo is on the Lagos mainland. It is a residential area in the Ipaja corridor of Alimosho LGA — one of the most densely populated local government areas in Nigeria. Ayobo is well inland from Lagos Island and sits on the southwestern mainland, connected to the rest of Lagos primarily via Iyana Ipaja and the Lagos-Abeokuta Expressway.

Mainland vs island in Lagos: where Ayobo fits

The Lagos mainland covers all LGAs not separated from the Nigerian interior by Lagos Lagoon. Alimosho LGA — which includes Ayobo, Ikotun, Ipaja, Idimu, Egbeda, and Iyana Ipaja — is firmly on the mainland. Ayobo sits in the northwestern part of this LGA, adjacent to Ipaja.

Lagos residents contrast Ayobo with “island” areas like Lekki, Victoria Island, and Ikoyi in terms of price, character, and commute dynamics. Ayobo is among the most affordable residential pockets in Lagos.

Where exactly is Ayobo located?

Ayobo is in the Ipaja axis of Alimosho LGA, bordered by Ipaja to the southeast, Iyana Ipaja to the east, and Abeokuta Expressway corridors to the west. Key reference points:

  • Ayobo-Ipaja Road — the primary arterial road through the area
  • Iyana Ipaja — the major commercial and transit junction connecting Ayobo to the Lagos BRT and rail network
  • Lagos-Abeokuta Expressway — access route toward Ikeja and the Lagos mainland north
  • Meiran / Agbado axis — northern extensions of the Alimosho corridor

Rent prices in Ayobo (2026)

Ayobo is one of Lagos's most affordable residential areas. Current rent ranges:

  • Single room / face-me-I-face-you: ₦60,000–₦150,000 per annum
  • Self-contained / studio: ₦120,000–₦280,000 per annum
  • 1-bedroom flat: ₦200,000–₦450,000 per annum
  • 2-bedroom flat: ₦350,000–₦700,000 per annum
  • 3-bedroom flat: ₦500,000–₦1,000,000 per annum

As with all of Lagos, rent is typically paid 1–2 years in advance. Budget for agency fee (usually 10% of annual rent) and a caution deposit on top of the annual rent figure.

Commute from Ayobo

Ayobo is in the western mainland, and the commute to central Lagos or the Island is a genuine consideration:

  • Ayobo to Ikeja: 30–60 minutes via Lagos-Abeokuta Expressway and Iyana Ipaja, depending on traffic
  • Ayobo to Lagos Island / Victoria Island: 1.5–3 hours via Eko Bridge or Third Mainland Bridge during peak hours
  • Ayobo to Surulere / Yaba: 1–2 hours via Iyana Ipaja and National Theatre axis
  • Ayobo to Iyana Ipaja BRT stop: 10–20 minutes — from Iyana Ipaja, BRT connects to Oshodi and onward

Who Ayobo suits

  • Households seeking the lowest possible rent within Lagos State while remaining in a dense, self-sustaining community
  • Workers whose jobs are in Ikeja, Agege, or the Alimosho/Ipaja commercial corridor
  • Students and young professionals at early career stages who can manage the longer commute
  • Families who need lower housing costs and whose daily activities are within the Alimosho corridor

For professionals commuting daily to Victoria Island or Lekki, the distance and traffic from Ayobo make the daily journey impractical. The rent savings are real, but they must be weighed against commute time and transport cost.
