Egbeda is on the Lagos mainland. It is in Alimosho LGA — Nigeria's most populous local government area — on the Ikotun-Egbeda corridor in the southwestern part of Lagos State. Egbeda is a well-established, high-density residential and commercial area, well inland from Lagos Island and firmly in the mainstream mainland category.

Mainland vs island in Lagos: where Egbeda fits

Lagos is divided by Lagos Lagoon, which separates the mainland LGAs from the “island” side — Lagos Island, Victoria Island, Ikoyi, and the Lekki Peninsula. Alimosho LGA, which covers Egbeda, Ikotun, Ayobo, Ipaja, Idimu, and Iyana Ipaja, is entirely on the mainland. None of these areas are separated from the broader Nigerian landmass by water.

In practical terms, Egbeda is in the southwestern interior of Lagos mainland — closer to the Lagos-Abeokuta Expressway junction than to any bridge or lagoon crossing.

Where exactly is Egbeda located?

Egbeda is in Alimosho LGA, bordered by Ikotun to the south, Idimu to the west, and the Isheri-Oshun River corridor to the north. Key reference points:

  • Egbeda Bus Stop / roundabout — the main commercial hub and transit interchange for the area
  • Isheri-Oshun / Egbeda-Idimu Road — the main arterial road through the corridor
  • Ikotun-Egbeda axis — these two areas function as a continuous residential corridor
  • Iyana Ipaja — the larger transit junction to the northwest, connecting the entire Alimosho axis to central Lagos

Rent prices in Egbeda

Egbeda is one of the more affordable residential areas on the Lagos mainland:

  • Single room / self-contained: ₦100,000–₦250,000 per annum
  • 1-bedroom flat: ₦200,000–₦450,000 per annum
  • 2-bedroom flat: ₦350,000–₦700,000 per annum
  • 3-bedroom flat: ₦500,000–₦900,000 per annum

As in all of Lagos, rent is typically paid 1–2 years in advance. Budget for agency fee (usually 10% of annual rent) and a caution deposit on top of the headline annual rent.

Commute from Egbeda

  • Egbeda to Ikeja: 45 minutes–1.5 hours via Iyana Ipaja and Lagos-Abeokuta Expressway
  • Egbeda to Lagos Island / Victoria Island: 1.5–3 hours via Iyana Ipaja, Mile 2, and bridge crossings during peak traffic
  • Egbeda to Surulere: 45 minutes–1.5 hours via Iyana Ipaja or Mushin
  • Egbeda to Ikotun: 10–20 minutes — adjacent area
