Is Ikorodu Mainland or Island? Ikorodu Lagos Location Guide

Ikorodu is on the Lagos mainland — on the northern shore of Lagos Lagoon, about 40 km from Lagos Island. Rent prices, commute reality, and who Ikorodu suits as a place to live.

Last updated: June 2026

Ikorodu is on the Lagos mainland. It is an LGA on the northern shore of Lagos Lagoon, approximately 40 km northeast of Lagos Island and 35 km from Ikeja. Ikorodu is one of the more distinct and self-contained parts of Lagos — it has its own commercial core, industrial base, and residential character, and is not simply a dormitory suburb of central Lagos.

Mainland vs island in Lagos: where Ikorodu fits

Ikorodu sits on the mainland side of Lagos Lagoon — across the water from the Lekki Peninsula but not accessible via the Lekki-Epe Expressway. The main road access from central Lagos to Ikorodu is via Ikorodu Road, which connects through Ketu, Ojota, and Owode-Onirin before reaching Ikorodu town. There is also a water transport route (ferry) across the lagoon to the Epe/Ibeju-Lekki axis, but the primary connection to the rest of Lagos is via road.

Where exactly is Ikorodu located?

Ikorodu LGA is in the northeast of Lagos State, on the mainland. Key reference points:

  • Ikorodu town (LGA headquarters) — the commercial and administrative centre
  • Imota — a community east of Ikorodu town, known for industrial activity
  • Igbogbo / Bayeku / Ijede — residential and waterfront communities within the LGA
  • Ikorodu Road — the main artery connecting Ikorodu to central Lagos (Ketu, Ojota, Lagos Island)
  • Owode-Onirin Market — a major auto spare parts and scrap market on the Ikorodu corridor

Rent prices in Ikorodu (2026)

Ikorodu is one of the most affordable areas in Lagos for residential rent:

  • Single room / self-contained: ₦60,000–₦180,000 per annum
  • 1-bedroom flat: ₦180,000–₦380,000 per annum
  • 2-bedroom flat: ₦300,000–₦650,000 per annum
  • 3-bedroom flat: ₦450,000–₦900,000 per annum
  • Detached / semi-detached house: ₦600,000–₦1,500,000 per annum

Ikorodu is among the cheapest parts of Lagos State, making it attractive for households with local employment. As with all Lagos rentals, 1–2 years is typically required in advance plus agency and caution fees.

Commute from Ikorodu

Ikorodu's commute to central Lagos is its major practical challenge:

  • Ikorodu to Lagos Island: 1.5–3.5 hours via Ikorodu Road and Ojota during peak hours; among the longest commutes within Lagos
  • Ikorodu to Ikeja: 1–2 hours via Ikorodu Road
  • Ikorodu to Ketu / Ojota: 40–80 minutes by road depending on traffic; the BRT Lagos–Ikorodu route operates from Mile 12
  • Ikorodu to Ibeju-Lekki (via ferry): 30–60 minutes water transport — an option for workers in the Lekki Free Trade Zone or Epe corridor

Ikorodu Road is notoriously congested, and the journey time to Lagos Island from Ikorodu can exceed 3 hours during peak morning traffic. Always factor this against the lower rent when making a housing decision.

Who Ikorodu suits

  • Households whose work, trade, or business is within Ikorodu itself or along the Ikorodu corridor (Owode-Onirin, Imota)
  • Families seeking significant rent savings in a Lagos State address with a large, self-sustaining local economy
  • People working in the Ibeju-Lekki industrial zone who prefer the water route commute via the Ikorodu ferry
  • Buyers looking for affordable residential land with long-term value as Lagos expands northeastward

For professionals commuting daily to Lagos Island, Victoria Island, or Lekki, the Ikorodu commute is among the most taxing in Lagos. Savings on rent need to be measured against the real-world cost of 3–5 hours of daily travel.
