Kano Property Prices: Area by Area Guide

Kano is Nigeria's second-largest city and the commercial capital of the North — a major manufacturing, textile, and trade hub with a distinct property market shaped by Islamic land tenure traditions, the Kano–Lagos trade corridor, and strong local commercial demand. Current property prices reflect the city's growing investor interest while remaining some of the most affordable in any major Nigerian city.

How to read Kano price ranges

All ranges below are current asking prices. Note that Kano has two land tenure systems running in parallel — statutory titles (C of O from Kano State) and Islamic/customary tenure. Statutory-titled properties attract a premium and are the standard in Nassarawa GRA and Bompai. Nassarawa GRA — premium tier

Kano's top residential address. Well-planned streets, proximity to government buildings, and predominantly statutory C of O title. Primary demand from business owners, senior government officials, and investors. Best infrastructure in Kano.

  • 2-bedroom apartment: ₦20,000,000 – ₦50,000,000
  • 3-bedroom bungalow: ₦40,000,000 – ₦100,000,000
  • 4-bedroom detached: ₦70,000,000 – ₦180,000,000
  • 5-bedroom house: ₦120,000,000 – ₦300,000,000
  • Plot (600 sqm, C of O): ₦10,000,000 – ₦30,000,000

Bompai — industrial-adjacent mid-premium

Adjacent to the Bompai industrial estate — popular with business owners, factory managers, and upper-mid-market households. Commercial property values here are driven by industrial proximity. Statutory title common.

  • 2-bedroom flat: ₦12,000,000 – ₦30,000,000
  • 3-bedroom bungalow: ₦22,000,000 – ₦60,000,000
  • 4-bedroom house: ₦40,000,000 – ₦90,000,000
  • Commercial plot: ₦8,000,000 – ₦25,000,000
  • Residential plot (600 sqm): ₦6,000,000 – ₦18,000,000

Sabon Gari — cosmopolitan mid-range

Kano's most cosmopolitan neighbourhood — home to significant non-indigenous Nigerian and foreign communities. Mixed residential and commercial. Strong demand from traders and business owners. Relatively accessible statutory title but some older Islamic tenure properties in fringe streets.

  • 2-bedroom flat: ₦8,000,000 – ₦22,000,000
  • 3-bedroom flat/bungalow: ₦15,000,000 – ₦40,000,000
  • Commercial property (shop + flat): ₦25,000,000 – ₦80,000,000
  • Plot (600 sqm): ₦5,000,000 – ₦15,000,000

Naibawa — affordable newer development

A growing residential area that has attracted government housing schemes and private developers. More affordable than GRA or Bompai with newer building stock. Popular with civil servants and mid-income families.

  • 2-bedroom flat: ₦6,000,000 – ₦18,000,000
  • 3-bedroom bungalow: ₦12,000,000 – ₦30,000,000
  • 4-bedroom house: ₦22,000,000 – ₦55,000,000
  • Plot (600 sqm): ₦3,000,000 – ₦10,000,000

Fagge and inner city areas — affordable traditional

Fagge and the older inner-city areas are Kano's most affordable residential tier. A mix of Islamic customary tenure and older statutory titles. Buyers here should work with a solicitor experienced in Kano State land law and, where Islamic tenure is involved, obtain Alkali court confirmation.

  • 2-bedroom flat: ₦4,000,000 – ₦12,000,000
  • 3-bedroom flat: ₦7,000,000 – ₦20,000,000
  • Plot (Islamic/customary tenure): ₦2,000,000 – ₦8,000,000

Outer Kano (Kumbotso, Ungogo, Gezawa corridor)

Emerging peri-urban areas along roads leading out of the city. Land banking interest from investors. Very affordable but largely Islamic customary tenure — conversion to statutory title is advisable before buying.

  • 3-bedroom flat: ₦5,000,000 – ₦15,000,000
  • Plot (customary tenure): ₦1,000,000 – ₦5,000,000

Commercial property in Kano

Kano is one of Nigeria's most important commercial markets. Warehousing along the Bompai–Lagos Road corridor and shop-front properties in Sabon Gari, Kofar Wambai, and Kurmi Market are sought after by traders and logistics firms. Commercial property prices range widely — a warehouse plot near Bompai can reach ₦50,000,000–₦150,000,000 depending on size and road access.

  • Agency commission: 5–10%
  • Governor's Consent / Kano State consent fee: 3–6% of assessed value
  • Stamp duty: 1.5% on instruments of transfer
  • Alkali court confirmation (Islamic tenure): Variable — confirm with solicitor
  • Survey and registration fees: ₦80,000–₦300,000
