  • Bodija / New Bodija: ₦15m–₦45m per plot (approx. 648 sqm). Ibadan's most prestigious residential land, close to the University of Ibadan campus and UCH — prices here rival some Lagos mainland locations.
  • Jericho: ₦12m–₦35m per plot. GRA-style layout with mature infrastructure; consistently strong demand from senior professionals and returning diaspora.
  • Ring Road: ₦6m–₦18m per plot. Central location with strong commercial value, though residential plots close to the main road carry a noise/traffic discount versus interior streets.

  • Akobo / Akobo Estate: ₦3m–₦10m per plot. One of the fastest-growing corridors, with new estates opening regularly; still below Bodija/Jericho pricing but rising as the area develops.
  • Lagos-Ibadan Expressway corridor (Akobo, Akala, Apata, Monatan): ₦2m–₦8m per plot. The most active appreciation corridor in Ibadan currently, driven by spillover demand from Lagos-based buyers and improving road access.

What drives the price gap between areas

Three factors explain most of the variation: proximity to the University of Ibadan and UCH (Bodija, parts of Jericho), road quality and drainage (Ring Road and the older GRA-style layouts score highest), and title clarity — areas with a longer history of formal C of O allocation trade at a premium over newer layouts still working through family-land-to-statutory-title conversion.

Land title in Oyo State runs through the Oyo State Bureau of Lands, Housing and Survey. Before any payment, confirm: a registry search showing the current registered holder and any encumbrances, that the plot is not within a government acquisition or road-widening corridor, a licensed surveyor's confirmation that boundary pillars match the survey plan, and — for family land common in the Akobo and outer expressway corridor — written confirmation from the family head plus a clear plan to convert to statutory C of O title.
