Mabushi is a district in Abuja Municipal Area Council (AMAC), in the Federal Capital Territory, between Wuse, Jabi, Utako and Kado. It is a compact, mixed-use district close to the city centre that combines office buildings and government agencies with gated estates and apartment blocks, and it is one of the practical middle-ground choices for people who work in Wuse 2 or Jabi.

Where is Mabushi, and which area council is it in?

Mabushi borders Wuse, with Utako and Jabi on one side, Kado on another and Jahi and Katampe nearby. It is administered by Abuja Municipal Area Council, the same council that covers Wuse, Garki, Jabi and Gwarinpa. The FCT does not have local government areas, so when a form asks for Mabushi's local government the answer is AMAC.

What is Mabushi like?

Mabushi is more mixed than a purely residential district. Streets that front an office block are busy from early morning and quiet after work, parking is contested in office hours, and some landlords prefer corporate tenants who take a serviced flat on a company lease. The district also has a lively serviced-apartment and short-let market, priced above the long-let figures below, because visiting professionals want to stay next to the offices they came to see. Mabushi's location is its main selling point. Wuse 2, Utako and Jabi are next door, the Central Business District and Garki are a short drive, and the district connects directly to the expressway that leads towards the airport corridor, so it is convenient whichever direction you work in. The trade-off is that the main roads through the district carry commuter and office traffic, and the junctions with Wuse and Jabi are slow in the morning and evening rush.

Minibuses and shared taxis run on the main roads, and ride-hailing is readily available; many residents walk to work in the office buildings within the district itself.

  • Noise and traffic: visit at rush hour if the property fronts a main road or sits beside an office block.
  • Parking: ask how many spaces come with the flat; parking is tighter here than in the outer districts.
  • Address: confirm the property is in Mabushi and not marketed across from Utako or Jabi at a Mabushi price, or the reverse.
