Search demand for property in Nigeria is highly concentrated. Lagos and Abuja together account for more than 83% of all organised property market activity — reflecting both population density and the depth of the formal rental and sales market in those cities.

Lagos's dominance reflects its position as Nigeria's commercial capital and most populous city. Oyo (Ibadan) and Ogun (Sagamu, Abeokuta) benefit from spillover demand from the Lagos metro corridor — buyers priced out of Lagos increasingly look to Ogun State for land and houses at lower entry prices.

Eko Atlantic City tops the flat rental rankings at ₦61.94m/year — higher than Ikoyi (₦36.94m/year) — driven by the premium serviced apartment stock that dominates the Atlantic City development. The large gap between Eko Atlantic and third-placed Victoria Island (₦21.64m/year) reflects the newness and exclusivity of the Atlantic City inventory rather than a broad market movement. Lagos flat rents are 52% higher than Abuja at the state-average level — a wider gap than the house rental differential between the two cities (Lagos leads by just 2%).

Lagos vs Abuja: closer than it looks on sale prices

Lagos leads Abuja in average house sale prices by only 6% (₦397.7m vs ₦375.6m). In house rentals, the gap is just 2% (₦17.39m vs ₦17.03m). Abuja competes closely with Lagos at the upper end of the market. The Lagos premium is more pronounced at the locality level — Ikoyi (₦1.83bn) dwarfs Maitama (₦1.38bn) by 32%.

The flat rental exception: Eko Atlantic City

Eko Atlantic City is the highest-average flat rental locality in Nigeria at ₦61.94m/year — higher than Ikoyi (₦36.94m). This is driven by the concentration of ultra-premium serviced apartments in a supply-constrained new development rather than broader market trends. Eko Atlantic flat rents are 67% higher than Ikoyi, while Eko Atlantic house sale prices (₦860m average) are lower than Ikoyi (₦1.83bn).

The Lekki-Ajah corridor dominates buyer intent

65.4% of all locality-level property searches are concentrated in just two areas — Lekki and Ajah. These are not the most expensive areas in Nigeria; they are where the volume of new estate development meets the largest pool of mid-to-upper-middle income buyers. The mismatch between where people are buying and where prices are highest reflects the depth of the aspirational middle-market in Lagos.

Yield context: low prices, high demand in secondary cities

Enugu (average house sale price ₦171.86m) and Oyo (₦161.23m) are significantly cheaper than Lagos and Abuja — but both states appear in the top 7 by search volume and sale price. Combined with lower purchase prices, this supports the higher gross rental yields available in secondary cities compared to premium Lagos Island locations.
