Owerri Property Prices: Area by Area Guide

Owerri's property market is distinctive among South-East cities for having New Owerri — a government-designed planned layout that gives the city a premium residential tier not typical of most comparable cities. Below New Owerri, the market spans established mid-range layouts, older GRA stock, and affordable outer areas. Current prices reflect Imo State diaspora demand, civil service employment, and Owerri's reputation as a social and hospitality capital of the South-East.

How to Read Owerri Price Ranges

All ranges are current asking prices. Actual transaction prices are typically 5–15% below asking in most areas. Land prices depend heavily on title type — statutory C of O plots command a significant premium over customary/family land. In outer Owerri, customary family land is common and requires Imo State Lands Registry verification before purchase.

New Owerri — premium planned layout

The most sought-after address in Owerri. Government-designed with wide streets, regular plots, good drainage, and better infrastructure than most Nigerian residential layouts. Preferred by diaspora buyers, senior civil servants, and property investors. Title typically statutory C of O.

  • 3-bedroom house: ₦20,000,000 – ₦55,000,000
  • 4-bedroom detached: ₦40,000,000 – ₦90,000,000
  • 5-bedroom house: ₦70,000,000 – ₦160,000,000
  • Plot (600 sqm, C of O): ₦8,000,000 – ₦25,000,000

World Bank Housing Estate — established mid-premium

An organised planned estate originally developed with World Bank financing. Well-documented title history. Popular with professionals and mid-income families who want organised estate living at below-New Owerri prices.

  • 2-bedroom flat: ₦10,000,000 – ₦26,000,000
  • 3-bedroom house: ₦16,000,000 – ₦40,000,000
  • 4-bedroom house: ₦30,000,000 – ₦75,000,000
  • Plot (600 sqm): ₦5,000,000 – ₦18,000,000

Control Road — active mid-range

One of Owerri's most commercially active corridors — mix of residential, commercial, and hospitality uses. Strong tenant demand from workers, entrepreneurs, and young professionals. Popular for rental investment.

  • 2-bedroom flat: ₦8,000,000 – ₦20,000,000
  • 3-bedroom flat: ₦12,000,000 – ₦30,000,000
  • 4-bedroom house: ₦22,000,000 – ₦55,000,000
  • Plot (600 sqm): ₦4,000,000 – ₦15,000,000

Ikenegbu Layout — affordable mid-range

A popular residential area with a mix of flats and bungalows. Good balance of affordability and organised layout character.

  • 2-bedroom flat: ₦6,000,000 – ₦17,000,000
  • 3-bedroom flat: ₦10,000,000 – ₦25,000,000
  • 4-bedroom bungalow: ₦18,000,000 – ₦45,000,000

GRA (older stock) — established

Owerri's original GRA has older housing stock. Less premium than New Owerri but with an established neighbourhood character. Good for buyers who want GRA address at below-New Owerri prices.

  • 3-bedroom house: ₦18,000,000 – ₦50,000,000
  • 4-bedroom house: ₦35,000,000 – ₦80,000,000
  • Plot (600 sqm): ₦5,000,000 – ₦18,000,000

Egbu Road, Aladinma, outer Owerri — affordable

Entry-level buying market and value rental investment. Title quality is most variable in this tier — customary family land prevalence increases significantly in peri-urban and village-adjacent areas. Always confirm title at Imo State Lands Registry.

  • 2-bedroom flat: ₦4,500,000 – ₦13,000,000
  • 3-bedroom flat: ₦7,000,000 – ₦20,000,000
  • Plot (statutory C of O): ₦2,000,000 – ₦8,000,000
  • Plot (customary/family land — higher risk): ₦1,000,000 – ₦4,000,000

Acquisition costs on top of purchase price

  • Legal fees: 5–10% of purchase price
  • Agency commission: 5–10%
  • Governor's Consent: 3–8% of assessed value — confirm with solicitor
  • Stamp duty: 1.5% on instruments of transfer
  • Survey and registration fees: ₦100,000–₦400,000
