Instagram is one of the highest-value channels for Nigerian estate agents and developers marketing visually strong properties — but most agents post inconsistently and without a content plan. This playbook sets out a repeatable system: what to post, how often, and how to spend a modest paid budget for maximum enquiry volume. Consistency beats volume. A practical starting budget is ₦15,000–₦40,000 per boosted post, targeted by city and a broad age/income proxy (interests in real estate, relocation, or luxury lifestyle content), run for 3–5 days per boost rather than a single-day spend. Track cost-per-enquiry, not just reach — a widely seen post that generates no DMs is not working regardless of its view count.

Turning Instagram enquiries into viewings

Respond to DMs within the same working day — Instagram enquiries convert to viewings at a meaningfully lower rate than WhatsApp or portal enquiries if response time slips beyond a few hours, since Instagram users are typically browsing casually rather than actively house-hunting at the moment of contact. Common mistakes that limit reach

  • Posting only static price-list style images with no video — Reels consistently reach far more non-followers than static posts.
