Owerri is Imo State's capital and one of the South-East's most liveable cities — relatively compact, with a well-planned new residential zone (New Owerri), a vibrant entertainment and hospitality scene, and a large Igbo diaspora base that supports a strong short-stay and long-let rental market. Rents are affordable compared to Port Harcourt and Lagos, and the premium zones (New Owerri, World Bank Estate) genuinely compare well on quality. This guide tells you what to expect.
Overview of the Owerri rental market
Owerri's rental market divides into three tiers. New Owerri and World Bank Housing Estate represent the premium tier — planned, secure, with good roads and reliable water supply. The mid-tier covers Control Road, Ikenegbu Layout, GRA (older), and Aladinma — well-connected areas with a mix of housing quality. The outer tier (Egbu Road, Naze, Obinze corridor) offers the most affordable rents but longer commutes.
Owerri draws tenants from across Imo State and the South-East, as well as a significant diaspora return market — Nigerians based abroad who maintain an Owerri base for annual visits or retirement planning. This creates demand for well-finished properties at the premium end that punches above what the local income base alone would justify.
Owerri area-by-area rent guide
New Owerri
The planned residential extension that transformed Owerri from the 1980s onwards. Wide boulevards, good drainage, schools, hospitals, and the Imo Concorde Hotel as a landmark. Owerri's most prestigious address. 3-bedroom house: ₦2,500,000–₦6,000,000/year. 4-bedroom detached: ₦4,000,000–₦10,000,000/year. 3-bedroom flat in an estate: ₦1,800,000–₦4,000,000/year. Demand from senior civil servants, Imo State government officials, corporate tenants, and returning diaspora keeps occupancy high.
World Bank Housing Estate
Developed in the 1980s with World Bank funding as social housing — now fully gentrified and one of Owerri's most desirable addresses. Well-maintained roads, relatively homogenous housing stock, and a secure, community feel. 3-bedroom bungalow: ₦2,000,000–₦4,500,000/year. 4-bedroom: ₦3,500,000–₦7,000,000/year. Slightly lower than New Owerri in price but comparable in quality. Very limited supply — properties rarely come vacant.
Control Road
Owerri's entertainment and hospitality spine — restaurants, hotels, clubs, and supermarkets concentrated along this corridor. Popular with younger professionals and those who value access to amenities. 2-bedroom flat: ₦800,000–₦2,000,000/year. 3-bedroom flat: ₦1,200,000–₦2,800,000/year. 3-bedroom house (setback from main road): ₦2,000,000–₦4,000,000/year. Noise from the entertainment strip can be an issue for some tenants.
Ikenegbu Layout
An established middle-income residential area close to the Owerri city centre. Popular with civil servants, teachers, and small business owners. 1-bedroom flat: ₦350,000–₦700,000/year. 2-bedroom flat: ₦600,000–₦1,400,000/year. 3-bedroom flat: ₦900,000–₦2,000,000/year. Good market and transport access.
GRA (Government Reservation Area, older)
The original government residential area — established before New Owerri was developed. Now showing its age but still popular with long-term Owerri residents. 3-bedroom bungalow: ₦1,500,000–₦3,500,000/year. Infrastructure slightly less maintained than New Owerri. Some newer estate infills available within the GRA perimeter.
Aladinma and Egbu Road
Mid-outer zone — more affordable, actively developing. Popular for those on tighter budgets who still want a Owerri address. 2-bedroom flat: ₦400,000–₦900,000/year. 3-bedroom flat: ₦700,000–₦1,500,000/year. 3-bedroom bungalow: ₦1,000,000–₦2,000,000/year. Good for newer constructions at entry-level prices. 20–35 minute commute to New Owerri.
Obinze, Naze, and outer corridors
The outer affordable ring. Self-contained rooms and 1-bedroom flats: ₦150,000–₦400,000/year. 2-bedroom flat: ₦300,000–₦700,000/year. Lower infrastructure quality; more variable power supply. Best for budget-constrained tenants or those with transport.
The Owerri tenancy process
- Search: Online platforms, local estate agents, and direct landlord sign boards are all used. The agent market in Owerri is less formalised than Lagos — verify who you are dealing with.
- Viewing: Always inspect in person. New Owerri properties vary significantly in finish quality between developments.
- Negotiation: 1 year upfront is standard in Owerri. Landlords in outer areas may accept 6 months from reliable employed tenants. Offering to pay through a formal solicitor-drafted agreement improves your negotiating position.
- Agreement: Tenancy agreements are standard — a solicitor should prepare the document. Legal fees are moderate: ₦20,000–₦50,000.
- Payment: Bank transfer is preferred. Obtain an official receipt for every payment made.
Move-in cost breakdown
