Thomas Estate is a residential estate located in Ajah, on the Lekki Peninsula in Lagos. It sits on the eastern end of the Lekki-Ajah corridor, off the Lekki-Epe Expressway near the Abraham Adesanya roundabout. Like other Ajah estates, it is part of the Island axis of Lagos — on the same side of the lagoon as Victoria Island, Ikoyi, and Lekki Phase 1 — but at the more affordable, less congested eastern end of that corridor.

Where exactly is Thomas Estate?

Thomas Estate is located off the Lekki-Epe Expressway in Ajah, between the Abraham Adesanya roundabout and the Ajah bus stop. Key reference points:

  • Abraham Adesanya roundabout — the main intersection serving Ajah, approximately 5–10 minutes from Thomas Estate by road
  • Ajah Market — the commercial hub for daily essentials, a short distance from the estate
  • Lekki-Epe Expressway — the main artery connecting Thomas Estate westward to Lekki Phase 1, Victoria Island, and the rest of the Island axis
  • Sangotedo / Abijo axis — further east on the expressway; the direction of growth toward Ibeju-Lekki
  • Shoprite Sangotedo / The Palms Lekki — the main retail destinations for Ajah residents, approximately 10–20 minutes by road

Thomas Estate is a gated residential development with internal security, generator provision, and borehole water. The estate has a mix of detached houses, semi-detached duplexes, and blocks of flats, making it accessible to a range of household types and budgets.

Character of Thomas Estate

Thomas Estate has the typical character of a mid-tier Lekki-Ajah residential estate: quieter and more ordered than the open streets of Mainland Lagos, with managed internal roads and a community feel driven by estate association governance. It sits in a zone that has seen significant residential development over the past decade as Ajah has become one of the most popular middle-class housing destinations in Lagos.

The estate attracts a mix of young families, professionals priced out of Lekki Phase 1, and owner-occupiers who want Island-side living at a more accessible price point. Compared to VGC or Lekki Phase 1, Thomas Estate is more informal and has a higher residential density, but it offers the security and basic infrastructure management that come with estate living.

Infrastructure in Ajah generally — and Thomas Estate specifically — relies on borehole water and estate generator for power. Road quality on the Lekki-Epe Expressway access routes has improved with the ongoing expressway upgrades, though some internal Ajah roads remain rough.

Rent prices in Thomas Estate

Thomas Estate sits in the mid-range of the Ajah market. Current price ranges:

  • 1-bedroom flat: ₦700,000–₦1,300,000 per annum
  • 2-bedroom flat: ₦1,200,000–₦2,200,000 per annum
  • 3-bedroom flat: ₦1,800,000–₦3,200,000 per annum
  • 3-bedroom semi-detached duplex: ₦2,500,000–₦4,500,000 per annum
  • 4-bedroom detached house: ₦4,000,000–₦7,000,000 per annum

Service charges in Thomas Estate apply separately and typically range from ₦200,000–₦500,000 per annum depending on the specific block or house type. Confirm the current service charge before signing — estate charges in Ajah have been rising with increased security and generator fuel costs. As always in Lagos, budget for 1–2 years advance rent, agency fee, and legal fee as your full move-in cost.

Commute from Thomas Estate

The central commute challenge for Thomas Estate residents is westbound traffic on the Lekki-Epe Expressway during peak hours. The expressway is the only vehicle route out of Ajah toward the Island core.

  • Thomas Estate to Lekki Phase 1: 30–75 minutes. Outside peak hours this is a comfortable 30-minute drive. Between 6:30–9:30 AM, the expressway and Chevron tollgate can add 30–60 minutes.
  • Thomas Estate to Victoria Island: 45 minutes to 2 hours depending on time of day. The Admiralty Way / Ozumba Mbadiwe approach through VI is the continuation of this route.
  • Thomas Estate to Ikoyi: Similar to VI — 45 minutes to 2 hours.
  • Thomas Estate to the Mainland (Ikeja, Yaba): 1.5–3 hours via VI and bridges or via Epe–Ikorodu Road (rarely practical). Most Thomas Estate residents do not commute to the mainland regularly.
  • Thomas Estate to Sangotedo / Abijo: 15–25 minutes eastbound — light traffic in this direction most times.

Always run your specific commute on Google Maps at 8:00 AM on a Tuesday before committing. The Lekki-Epe Expressway peak congestion is the defining daily variable for anyone living in Ajah.

Who Thomas Estate suits

Thomas Estate makes practical sense for:

  • Professionals working on Victoria Island or Lekki Phase 1 who want Island-side housing at a lower price point than Lekki or Osapa
  • Families who prioritise estate security and space over proximity to the Island commercial core
  • Owner-occupiers looking for a long-term home on the Island axis with room to grow as the Ajah corridor develops further eastward
  • Those whose work is in Ajah, Sangotedo, or the Abijo corridor — commute is minimal in this direction

It is a less practical choice for daily mainland commuters or those who need flexible cross-Lagos movement — the Ajah location adds significant time to any westward journey during peak hours.
