Ibeju-Lekki is Nigeria's highest-growth land investment corridor, extending from Ajah eastward toward Epe along the Lekki–Epe Expressway. The area is anchored by the Dangote Refinery, Lekki Free Trade Zone, and Lekki Deep Sea Port — three infrastructure projects representing the largest single capital investment in Nigeria's history. Land prices have grown dramatically over the past decade: plots close to major access points sell from ₦5m–₦40m, while further-out land starts from ₦1m–₦8m per plot. Title verification is essential — the corridor has a complex history of community land, excised land, and statutory C of O. Insist on a C of O from the Lagos State Lands Bureau and engage both a registered surveyor and solicitor before purchase. Infrastructure provision is still maturing — road quality, power, and water supply vary significantly between estates and open land.
