Admiralty Way is the main commercial road of Lekki Phase 1, in Eti-Osa Local Government Area of Lagos State. It runs from the first Lekki Phase 1 gate on the Lekki-Epe Expressway, just after the toll plaza, through the estate to the Lekki-Ikoyi Link Bridge. The frontage is lined with restaurants, lounges, banks, shopping plazas and offices, and the residential streets of Phase 1 lie behind it. Homes close to the road and the bridge are at the upper end of Lekki Phase 1 rents.
Where Admiralty Way starts and ends
Coming from Victoria Island, the Lekki-Epe Expressway passes the toll plaza and reaches the first entrance to Lekki Phase 1. Admiralty Way starts there and runs as a dual carriageway across the lagoon side of the estate. At its far end is the Lekki-Ikoyi Link Bridge, the tolled cable-stayed bridge that crosses the lagoon to Ikoyi. The two ends are the reason the road matters: one connects Phase 1 to Victoria Island and the rest of the Lekki corridor, the other to Ikoyi.
The main roads that lead from Admiralty Way into the residential part of the estate include Fola Osibo Road and Bisola Durosinmi-Etti Drive. Freedom Way is the other main road of Phase 1, on the far side of the estate. Where Phase 1 sits in Lagos is covered in is Lekki Phase 1 mainland or island?
What is on Admiralty Way
Admiralty Way is the dining and nightlife strip of the Lekki corridor as well as its service centre. The frontage holds restaurants, cafes, lounges and bars, bank branches, shopping plazas, supermarkets, pharmacies, gyms, salons, clinics, co-working spaces and corporate offices. Most of the buildings are purpose-built plazas and office blocks of a few floors; a few houses remain, mostly converted to business use. The road is busy from morning until late at night, particularly at weekends.
Housing is a street or more back: terraces, semi-detached and detached duplexes, blocks of serviced flats and a large number of short-let apartments. Lekki Phase 1 is a government scheme with a residents’ association, and most streets have gates and security posts.
What property is like, and what it costs
There are no dependable rent figures for Admiralty Way alone, so use the indicative annual ranges for the estate:
- Lekki Phase 1 2-bedroom flat: ₦2,000,000 – ₦3,500,000 per annum
- Lekki Phase 1 3-bedroom flat: ₦3,000,000 – ₦8,000,000 per annum
Homes close to Admiralty Way and the Link Bridge sit at the upper end of those ranges. The reason is access: they are the closest part of the Lekki corridor to Ikoyi and Victoria Island, they are within walking distance of the restaurants and services, and much of the stock is newer serviced blocks with full generator power. The same location also makes this the strongest short-let area in Lekki. Older flats deeper in the estate, and homes on streets that waterlog in the rains, sit lower. Frontage on Admiralty Way itself is commercial property, let as retail, restaurant and office space and priced on visibility.

Getting around from Admiralty Way
Traffic is the main complaint. Admiralty Way is both the high street of Phase 1 and the approach to the Link Bridge, so it carries estate traffic, visitors and cross-lagoon commuters together. The expressway gate and the bridge approach queue at peak hours and on weekend evenings. Outside those times the position is excellent: Ikoyi is across the bridge, and Victoria Island is a short drive along the expressway. Parts of Lekki Phase 1 hold water after heavy rain, so check the specific street and not only the main road.

What to check before you rent or buy
- Noise: visit on a Friday or Saturday night if the building is near the lounges and bars.
- Traffic: time the trip to work from the exact street at rush hour.
- Drainage: inspect the street after heavy rain and ask neighbours about the wet months.
- Service charge: get the breakdown in writing, including diesel.
- Title and use, for a purchase: Lekki Phase 1 is a Lagos State Government scheme; have a solicitor verify the title at the Lands Registry and confirm the approved use of the plot, particularly for anything on the commercial frontage.
