Ikoyi is on Lagos Island. It is in Eti-Osa LGA, directly adjacent to Victoria Island, and is one of the two neighbourhoods (alongside VI) that most people mean when they refer to “the Island” in everyday Lagos conversation. Ikoyi is also Nigeria's most expensive residential address.

Mainland vs island: where Ikoyi fits

The mainland-island divide in Lagos is defined by Lagos Lagoon. Ikoyi sits entirely on the island side, connected to Victoria Island by a short land bridge and to Lagos Island proper via the Falomo Bridge. It reaches the mainland (Yaba, Gbagada, Ebute Metta) via the Third Mainland Bridge, the same crossing used from VI and Lagos Island.

Ikoyi predates Victoria Island as a residential district — it was Lagos's original colonial-era elite residential area, and its street layout, mature trees, and low-rise character still reflect that history, in contrast to VI's more commercial, high-rise profile.

Where exactly is Ikoyi?

Ikoyi is in Eti-Osa LGA and is divided into several distinct residential streets and precincts:

  • Banana Island — a man-made island connected to Ikoyi by a private bridge; Nigeria's single most exclusive address
  • Bourdillon Road — Ikoyi's most prestigious street, home to Nigeria's most senior officials and business leaders
  • Osborne Road / Osborne Foreshore — upscale apartments, embassies, and Ikoyi's best restaurants
  • Dolphin Estate — a gated lagoon-side estate popular with oil executives and diplomats
  • Awolowo Road — Ikoyi's main commercial and residential artery
  • Old Ikoyi (Gerrard Road, Alexander Avenue) — quiet, leafy residential streets favoured by diplomats and senior professionals

Rent prices in Ikoyi

Ikoyi consistently records Nigeria's highest residential rents:

  • 2-bedroom flat: ₦4,500,000–₦12,000,000 per annum
  • 3-bedroom flat: ₦9,000,000–₦20,000,000 per annum
  • Duplex / townhouse: ₦15,000,000–₦30,000,000 per annum
  • 4+ bedroom detached house (Bourdillon, Banana Island): ₦30,000,000–₦100,000,000+ per annum

As with all premium Lagos Island addresses, rent is typically paid 1–2 years upfront, plus an agency fee (usually 10%) and a caution deposit.

Commute from Ikoyi

  • Ikoyi to Victoria Island: 10–15 minutes — the two are effectively adjoining districts
  • Ikoyi to Lagos Island (Marina/CMS): 10–20 minutes via Falomo Bridge
  • Ikoyi to Lekki Phase 1: 20–40 minutes via VI and the Lekki-Epe Expressway
  • Ikoyi to Yaba / mainland: 30–60 minutes via the Third Mainland Bridge, depending on traffic
  • Ikoyi to Ikeja / the airport: 45 minutes to 1.5 hours via the mainland crossing

Who Ikoyi suits

  • Senior executives, diplomats, and government officials who need Nigeria's most secure and prestigious residential address
  • Expatriate families who prioritise embassy proximity, international schools, and established green, low-density streets
  • Buyers and renters for whom cost is not the primary constraint and who value quiet, mature-tree residential character over VI's more commercial feel

  • Ikoyi vs Victoria Island: Ikoyi is quieter and more residential; VI has more commercial density, nightlife, and a wider range of price points
  • Ikoyi vs Lekki: Ikoyi is closer to Lagos Island and the CBD; Lekki offers more space and newer developments at a lower price point, with a longer commute to the CBD
