Kano City Neighbourhoods: Where to Live in Kano

Kano city neighbourhoods by local government area — Nassarawa GRA, Bompai, Sabon Gari, Naibawa and Tokarawa — with indicative rents and who each area suits.

Kano city, or the Kano metropolis, is made up of eight local government areas: Kano Municipal, Nassarawa, Fagge, Dala, Gwale, Tarauni, Kumbotso and Ungogo. The neighbourhood names people search for — Nassarawa GRA, Bompai, Sabon Gari, Naibawa, Tokarawa, Zoo Road — sit inside those local governments, and the rent you pay depends far more on the neighbourhood than on the local government it falls under. Which local government areas make up Kano city?

Kano State has 44 local government areas, but only eight of them are the city. Six form the built-up core: Kano Municipal, Nassarawa, Fagge, Dala, Gwale and Tarauni. Two more, Kumbotso and Ungogo, are the outer ring where the city runs into farmland. Kano Municipal holds the old walled city — the Emir's Palace, the Great Mosque, the Gidan Makama Museum and Kurmi Market — and its secretariat sits at Kofar Kudu beside the palace. Nassarawa, with its headquarters in Bompai, holds the Government Reserved Area, the Bompai industrial estate and a string of dense residential wards such as Tudun Wada, Gwagwarwa, Dakata, Gama and Kawaji. Fagge holds Sabon Gari and Sabon Gari Market, the largest market in the state. Dala and Gwale are the old-city side, Tarauni is the Zoo Road side, and Kumbotso, along Zaria Road, holds Naibawa.

One naming trap: the Nassarawa in Kano is a local government area and a GRA, not Nasarawa State, and official lists often spell it with one "s". Listings use both spellings for the same place.

The upmarket tier: Nassarawa GRA

Nassarawa GRA is the Government Reserved Area in Nassarawa Local Government Area and the established upmarket residential district of Kano. It is the low-density part of Nassarawa, with wider streets and larger plots than anywhere else in the city, and it houses senior government officials, business owners, bank and corporate managers and established trading families. The established mid-range tier: Bompai, Sabon Gari and Zoo Road

These are the districts most working households compare. Bompai, also in Nassarawa Local Government Area, is the oldest industrial estate in Kano State and the local government headquarters, with residential streets around the factories that draw factory managers, logistics operators and business owners; the Bompai area guide has the detail. The affordable and outer tier: Naibawa, Tokarawa, the inner city and the outer local governments

Naibawa, in Kumbotso Local Government Area along Zaria Road, is the affordable newer area with the most flat-style housing outside the GRA, popular with civil servants and young families; the Naibawa area guide covers it. The outer local governments, Kumbotso and Ungogo, are where new plots and self-built houses are cheapest, with the longest journeys into town.

Indicative annual rents by group

These are indicative ranges for a full year. Within each group, newer flat-style buildings with a borehole and a shared generator sit at the top; older compounds and streets off the tarred roads sit at the bottom.

  • Nassarawa GRA: 2-bedroom flat ₦600,000 – ₦1,500,000; 3-bedroom house ₦900,000 – ₦2,000,000 per annum
  • Bompai, Sabon Gari and Zoo Road: 2-bedroom flat ₦350,000 – ₦1,000,000; 3-bedroom house ₦550,000 – ₦1,500,000 per annum
  • Naibawa, Tokarawa, the inner city and the outer local governments: 2-bedroom flat ₦150,000 – ₦600,000; 3-bedroom house ₦250,000 – ₦900,000 per annum

  • Nassarawa GRA: senior officials, business owners, corporate managers, expatriates and returning diaspora families who want the most reliable services in the city and can pay for them.
  • Bompai: factory managers and staff, logistics and transport operators, and business owners with operations in the industrial estate.
  • Sabon Gari: traders and workers from southern Nigeria and anyone who wants churches, restaurants and a mixed community close to the markets.
  • Zoo Road: students, academic staff and young professionals who want a flat on a serviced corridor.
  • Naibawa: civil servants and mid-income families who want a newer flat or bungalow at an affordable rent, and businesses on the Zaria Road corridor.
  • Tokarawa, the inner city and the outer local governments: workers on the tightest budgets, people who want to be near family in the old city, and buyers of cheap land.

What to check before renting or buying in Kano

  • Power and generator: KEDCO supply varies street by street; ask whether the compound has a shared generator, who fuels it and how the cost is split.
  • Water: most compounds rely on a borehole; check that it works and who maintains the pump.
  • Compound arrangement: much of Kano's housing is compound-style; confirm whether the compound is private or shared and what is shared.
  • Road access: many streets off the main roads are untarred; view in the rainy season if you can.
  • Written agreement and receipts: one to two years in advance is normal, so insist on a signed tenancy agreement and an official receipt before paying.
  • Title, for a purchase: in the GRA, Bompai and the newer estates expect a Kano State Certificate of Occupancy; in the old city and the outer areas, land is often under Islamic or customary tenure and every heir must consent to a sale.
