Sabon Gari, Kano: Area Guide for Renters and Buyers

Sabon Gari is in Fagge LGA, Kano — the historic colonial-era settlement for southern Nigerians, built around Sabon Gari Market. Rents, who it suits, what to check.

Published: September 16, 2026

Sabon Gari is a dense commercial and residential neighbourhood in Fagge Local Government Area, Kano State, within the city of Kano. The name means "new town" in Hausa: it was laid out in the colonial era, outside the old walled city, for the labourers and traders from southern Nigeria who came with the railway, and it is still the most cosmopolitan neighbourhood in Kano. Sabon Gari Market, built in 1914 and opened in 1915, is the largest market in the state and the commercial heart of the district.

Where is Sabon Gari, and which local government is it in?

Sabon Gari is under Fagge Local Government Area, one of the eight local governments that make up the Kano metropolis alongside Kano Municipal, Nassarawa, Dala, Gwale, Tarauni, Kumbotso and Ungogo. Fagge's headquarters are in Waje, and trade is its main economic activity: Sabon Gari Market is inside it, and the old city with Kurmi Market and the Emir's Palace is in Kano Municipal nearby. Nassarawa, with the GRA and Bompai, is also nearby.

"Sabon Gari" is a common name in northern Nigeria, so a search for it brings up districts in Zaria, Kaduna and other cities as well as Kano; this guide is about the Kano one. Within Kano, agents sometimes list Fagge and Sabon Gari as if they were the same place. Fagge is the local government; Sabon Gari is the neighbourhood around the market. The wider picture of the city is in Kano city neighbourhoods.

What is Sabon Gari like?

Sabon Gari is dense, mixed and busy. Blocks of flats, shop-front buildings with flats above and older compounds sit along a street grid, with the market at the centre and churches, restaurants, hotels and shops throughout. The population is a long-established community of Igbo, Yoruba and other southern Nigerian traders and workers alongside northern residents, which gives it a range of food, worship and social life found nowhere else in the city. It is the natural first base for people relocating to Kano from the south.

  • Cosmopolitan: churches, southern Nigerian restaurants and a mixed community, unusual in Kano.
  • Commercial: Sabon Gari Market and the shop-front streets around it make the district busy from morning to night.
  • Dense and older: much of the housing is decades old and closely packed; newer flats sit on the quieter streets away from the market.
  • Mid-range prices: below Nassarawa GRA and Bompai, above the inner-city wards and the outer local governments.

For buyers, Sabon Gari is a mid-market district where a 3-bedroom flat or bungalow sells in roughly the ₦15,000,000–₦40,000,000 range and shop-front property with flats above is sought after by traders. Statutory title is common on the main streets, with some older family-tenure property on the fringes. The full sale ranges are in Kano property prices, and the Kano State title documents to demand are in buying property in Kano.

Indicative annual rents in Sabon Gari

These are indicative ranges for a full year. Newer flats on quieter streets with a borehole and a shared generator sit at the top of each range; older compounds and rooms above shops near the market sit at the bottom.

  • Self-contain: ₦200,000 – ₦500,000 per annum
  • 2-bedroom flat: ₦350,000 – ₦800,000 per annum
  • 3-bedroom flat: ₦550,000 – ₦1,200,000 per annum

Kano landlords usually ask for one to two years in advance, plus the agency fee, the legal fee and a caution deposit; renting in Kano sets out the full move-in calculation. To see what is on the market now, browse flats for rent in Sabon Gari and houses for rent in Sabon Gari.

Commuting from Sabon Gari

Most Sabon Gari residents work inside the district or close to it: the market, the shops and the businesses along the main streets are within walking distance, and Kurmi Market and the old city are nearby. The Bompai industrial estate and the offices of Nassarawa GRA are reached by road. Keke tricycles, shared taxis and minibuses are everywhere on the main streets, and traffic around the market is heaviest in the daytime and on market days.

Who Sabon Gari suits

  • Traders and business owners who want to live near Sabon Gari Market and the shop-front streets
  • People relocating to Kano from southern Nigeria who want churches, familiar food and a mixed community from day one
  • Workers who want a mid-range rent close to the commercial centre of the city
  • Buyers of shop-and-flat buildings and other commercial property with steady trader demand
  • Short-let operators serving visiting traders and market buyers

What to check before renting or buying in Sabon Gari

  • Exact street: streets beside the market are noisy and congested from morning to night; view at a busy time as well as a quiet one.
  • Building condition: much of the stock is decades old; inspect the roof, wiring and plumbing and ask what has been renovated.
  • Generator and power: ask whether the compound has a shared generator, who fuels it and how the cost is split.
  • Water: check for a working borehole and storage, and who maintains the pump.
  • Written agreement: with one to two years paid in advance, insist on a signed tenancy agreement and an official receipt before any payment.
  • Title, for a purchase: have a Kano State solicitor verify the Certificate of Occupancy at the Kano State Lands Bureau, and on the fringes check whether the property is family land under Islamic or customary tenure, where every heir must consent to the sale.

For the upmarket district in Nassarawa read the Nassarawa GRA area guide; for the industrial and residential district that is the Nassarawa headquarters read the Bompai area guide; and for the affordable newer area on the Zaria Road side see the Naibawa area guide.
