Katampe is a district in Abuja Municipal Area Council (AMAC), in the Federal Capital Territory, near Jahi, Mabushi, Kado and Maitama. It is made up of two parts, Katampe Main and Katampe Extension, split by the Murtala Mohammed Expressway, and it has become one of the most sought-after newer districts in the city because it puts modern estates and large houses within a short distance of Maitama at a lower price.
Where is Katampe, and which area council is it in?
Katampe is counted among the Phase 2 districts of the city. Its neighbours include Jahi, Mabushi, Kado, Maitama, Gwarinpa, Dawaki and Mpape, and Katampe Hill, a rocky outcrop that is one of the highest points in the capital, sits inside the district. It is administered by Abuja Municipal Area Council, the same council as Maitama, Wuse, Jabi and Gwarinpa. The FCT uses area councils rather than local government areas, so when a form asks for Katampe's local government the answer is AMAC.
The two halves are different markets. Katampe Extension, the northern part, is designated as a diplomatic zone and holds most of the newer estates, embassies' residential compounds and larger detached homes. Katampe Main, the southern part, is older and more mixed, with a wider range of building quality and lower rents. Listings often say "Katampe" for both, so ask which side of the expressway the property is on before you compare prices.
What is Katampe like?
Katampe is a developing district that is quiet, hilly in places and residential first. Katampe Extension has good infrastructure in parts, with tarred roads, street lights, drainage and landscaping in the finished estates, and it has attracted the kind of managed, serviced housing that expatriates and senior professionals look for. Katampe Main has more compound buildings and small blocks of flats alongside its estates. Most amenities are a short distance away rather than inside the district, with schools, shops and parks nearby.
- Two markets in one district: upmarket, estate-led Katampe Extension and more affordable, mixed Katampe Main.
- Near Maitama: the district's main draw for buyers and corporate tenants.
- Still developing: construction continues on many plots, and infrastructure is complete in parts rather than everywhere.
- Generator-dependent: grid supply is supplemented by estate and building generators, with the longest hours in the managed estates.
For buyers, Katampe Extension has been one of the most active districts in the city for cash purchases of new flats, terraces and detached houses, and land there commands a premium over the districts around it. Developers sell completed units and off-plan, and rental stock built to expatriate and corporate standards commands the highest rents outside Maitama and Asokoro. Katampe Main is where the more affordable purchases are. In both halves, a developer's paperwork and an estate's finished infrastructure vary more than in the settled districts, so the checks further down matter.
Indicative annual rents in Katampe
These are indicative ranges for a full year and cover both halves of the district. Katampe Main and older buildings sit at the bottom of each range; the newest managed estates in Katampe Extension sit at the top, and serviced houses built for corporate and diplomatic tenants are priced above these ranges.
- Self-contain: ₦350,000 – ₦700,000 per annum
- Mini flat / 1-bedroom flat: ₦500,000 – ₦1,200,000 per annum
- 2-bedroom flat: ₦1,000,000 – ₦2,500,000 per annum
- 3-bedroom flat: ₦1,500,000 – ₦4,000,000 per annum
Terraces and detached houses, which are most of what Katampe Extension offers, are priced individually. Add agency and legal fees and the estate service charge, which in a serviced estate can be a large share of the rent; the Abuja rent cost guide sets out the full first-year outlay. Commuting from Katampe
The Murtala Mohammed Expressway runs through the district and is the main route in every direction: towards Maitama, Wuse and the Central Business District one way, and towards Gwarinpa, Dawaki and the road out to Kaduna the other. Maitama, Jahi and Mabushi are close, which makes the commute to the diplomatic and business districts short by Abuja standards, but the expressway carries the Gwarinpa and Kubwa traffic too, and its junctions are slow in the morning and evening rush. Journeys to Garki, Apo or the airport corridor cross the city and take longer.
Minibuses and shared taxis run on the expressway and the main roads; inside the estates most residents drive or use ride-hailing.

What to check before renting or buying in Katampe
- Main or Extension: confirm which side of the expressway the property is on and price it against the right half of the district.
- Generator hours and diesel levy: confirm the schedule and who pays for fuel rather than accepting "24-hour power" on the listing.
- Water: confirm whether the estate runs a central borehole or the building has its own, and who maintains the pump.
- Estate completion: check which roads, drains and lights are finished rather than promised, and how much construction is still going on next door.
- Service charge: in serviced estates get the figure, what it covers and how it is billed in writing.
- Title and developer: for a purchase, have a lawyer verify the right of occupancy or allocation and the developer's own title before paying; land in Katampe Extension is expensive enough that disputes are worth avoiding at any cost.
The tenancy process and the standard FCT fees are covered in renting in Abuja. For the neighbouring districts read the Jahi area guide and the Mabushi area guide; for the premium district next door read the Maitama area guide; and for a price comparison across the city see flats for rent in Abuja.
