Mowe / Ofada
Price range: ₦3m–₦8m per plot (residential, near road)
Mowe and Ofada sit on the Lagos-Ibadan Expressway — the main artery out of Lagos. Heavy demand from Lagos workers who cannot afford Lagos land prices. Good road access, improving utilities. Prices are highest for plots within 500m of the expressway or in estate developments with infrastructure. Open-market land off the main road starts lower.

Sagamu
Price range: ₦5m–₦15m per plot (residential); ₦15m–₦50m (commercial/main road frontage)
Sagamu is the junction town connecting the Lagos-Ibadan Expressway and the Sagamu-Ore-Benin highway. Strong residential demand, significant commercial activity. Properties near Sagamu Junction and the industrial estate command higher prices.

Abeokuta GRA

Agbara Industrial Corridor

Agbara hosts one of Nigeria's largest industrial estates. Commercial and industrial land commands premium prices. The residential areas surrounding Agbara (Igbesa, Ota surrounds) benefit from worker housing demand — strong rental yields for built properties.
Ifo / Ewekoro
Price range: ₦1.5m–₦4m per plot
Ifo and Ewekoro offer the cheapest access to the broader Ogun/Lagos growth corridor. Infrastructure is less developed than Mowe or Sango. Best suited for long-term land banking or large-parcel agricultural/commercial use. The cement industry presence in Ewekoro (Lafarge) provides some economic base.
Sango-Ota
Price range: ₦6m–₦18m per plot
Sango-Ota is the closest major Ogun town to the Lagos state border. It carries a Lagos-proximity premium while offering prices 30–50% below Lagos Island or Lekki equivalents. Manufacturing and residential mixed use. Very active market with good liquidity — land in Sango trades faster than most of the state.
Ibereko / Badagry-adjacent Ogun corridor
Price range: ₦2m–₦6m per plot
This corridor runs along the south-western edge of Ogun State near the Badagry-Lagos border area. Longer commute to Lagos commercial centres but benefits from Badagry deep seaport development plans and the Lagos-Badagry Expressway. Early-stage investment territory — higher risk, higher potential upside.
