There is no single best area to buy land in Lagos — the right choice depends entirely on your purpose (self-build vs investment), your budget, your time horizon, and your tolerance for title risk. This guide breaks down every realistic land-buying corridor in Lagos with honest assessments of what you are getting, what you are paying, and how long you should expect to wait for it to make sense.
How to read this guide
Each area is rated across four dimensions:
- Price range: Per standard residential plot (~450–600 sqm), current market prices in Naira
- Infrastructure: Roads, power, water, drainage — today, not on paper
- Title quality: How reliably you can get a clean, registerable title
- Investment horizon: Realistic timeframe for meaningful appreciation
Ibeju-Lekki: highest upside, highest risk
Price range: ₦5,000,000 – ₦50,000,000 per plot
Infrastructure: Improving but still patchy. The Lekki–Epe Expressway is the main artery; off-road access varies dramatically between estates
Title quality: Mixed — C of O plots exist but gazette and family land is common
Investment horizon: 5–15 years depending on proximity to the Dangote Refinery, Lekki Deep Sea Port, and the Free Trade Zone
Ibeju-Lekki is Lagos's most discussed investment land corridor — and legitimately so. The Dangote Refinery complex, Lekki Deep Sea Port, and the Lekki Free Trade Zone represent the largest concentration of industrial capital investment in West Africa. Land near these anchors has already appreciated dramatically; land further out is priced on the expectation that infrastructure will catch up.
The risk: the Ibeju-Lekki corridor also has the highest density of land fraud in Lagos. The combination of inexperienced buyers, high demand, and patchy title records makes it a target for forged documents, boundary manipulation, and multiple sales. Thorough title verification by a solicitor with Lands Bureau access is non-negotiable here.
Best for: Long-term investors with a 7–15 year horizon who can afford to verify title carefully and wait for infrastructure delivery. Browse Ibeju-Lekki land for sale.
Epe: established town market, long-horizon investment
Price range: ₦3,000,000 – ₦25,000,000 per plot
Infrastructure: Town centre has basic services; outskirts are rural with poor access roads
Title quality: C of O and gazette land available; family land is common on the fringes
Investment horizon: 7–20 years
Epe has a functioning town centre with markets, schools, and basic commercial activity. It sits at the far end of the Lekki–Epe Expressway and benefits from the same Ibeju-Lekki infrastructure narrative, though it is further from the primary industrial anchors. Land near the Epe town centre with clean title is a legitimate long-term position. Land on the outskirts with questionable title is not.

Best for: Long-term investors comfortable with illiquidity and patient about infrastructure delivery.
Ajah / Sangotedo: active market, near-term liveable
Price range: ₦20,000,000 – ₦80,000,000 per plot
Infrastructure: Good road access. Active estate development. Power and water better than Ibeju-Lekki fringe
Title quality: Generally stronger than Ibeju-Lekki — more established estate developments with verifiable C of O chains
Investment horizon: 3–8 years; liveable within 1–2 years for self-builders in established estates
Ajah is the most balanced option on the Island axis — close enough to Lekki and VI for commuters, with active estate development and more reliable infrastructure than further out. For self-build buyers who want Island proximity without Lekki Phase 1 prices, Ajah is the most practical choice.
Best for: Self-build buyers targeting a 3-5 year build horizon, or medium-term investors who want a liveable, established corridor. Browse Ajah land for sale.
Ikorodu: most affordable urban land in Lagos
Price range: ₦5,000,000 – ₦20,000,000 per plot
Infrastructure: Urban services (roads, power grid, water) but quality varies by sub-area
Title quality: C of O and registered deeds available. Established land market with longer history of formal registration
Investment horizon: 5–12 years; liveable for self-build within 1–3 years
Ikorodu offers something the eastern corridor cannot: established urban infrastructure at affordable land prices. It has existing road networks, a functioning commercial centre, healthcare and education, and a more mature land registry history than Ibeju-Lekki. The downside is the Ikorodu Road commute to the Island, which is genuinely severe — but Lagos's Waterway (ferry service) is improving and the Red Line rail extension is a medium-term catalyst.
Best for: Budget-conscious self-build buyers, or investors looking for affordable urban land with infrastructure already in place. Browse Ikorodu land for sale.
Badagry: very long horizon only
Price range: ₦3,000,000 – ₦15,000,000 per plot
Infrastructure: Limited. The Lagos–Badagry Expressway rehabilitation has been long-running; connectivity is still poor
Title quality: Requires careful verification — mix of gazette and family land
Investment horizon: 15–25 years
Badagry is a genuinely long-horizon bet on the Lagos–Badagry Expressway reaching completion and the border economy with Benin Republic increasing in value. Current infrastructure reality does not support short or medium-term self-build viability for most buyers. Land here at current prices could appreciate significantly over 20 years — or remain illiquid for the same period.
Best for: Buyers with a 20-year horizon and money they genuinely do not need access to. Browse Badagry land for sale.
Lekki / mainland GRA: very limited supply, premium prices
Lekki Phase 1, Ikeja GRA, and Magodo have almost no vacant land remaining. Transactions in these areas are redevelopment plays (purchase an existing property, demolish, and build to a higher density) rather than traditional land purchases. If you are targeting these areas, the relevant product is residential property for redevelopment, not raw land. Prices start from ₦50m per plot in Lekki and ₦40m+ in Ikeja GRA where available.
