A penthouse is the apartment on the top floor of a building. It is usually the largest and best-finished unit in the block, often with its own roof terrace, higher ceilings and the best views. In Nigerian listings the word is used for luxury top-floor apartments in Lagos and Abuja towers, and sometimes, more loosely, for any flat on the top floor. This guide explains what the word should mean, the common types, and what to check before you rent or buy one.
What makes an apartment a penthouse
Being on the top floor is the starting point. What sets a true penthouse apart from the flat below it is usually one or more of these:
- Size: it often takes a whole floor, or a larger share of it than the other units.
- Outdoor space: a private roof terrace or wide balcony, sometimes with a pool or garden area.
- Height and light: higher ceilings, more windows and views over the surrounding area.
- Finish: better fittings than the standard flats in the same building.
- Privacy: fewer neighbours on the floor, and in some towers a private lift lobby or direct lift access.
Types of penthouse you will see in listings
| Listing term | What it usually means |
|---|---|
| Penthouse apartment | A single-level apartment on the top floor, larger than the flats below |
| Penthouse duplex | A top-floor apartment on two levels joined by an internal staircase |
| Penthouse with roof terrace | The roof, or part of it, is for the penthouse alone |
| Top-floor flat described as a penthouse | A standard flat on the highest floor; check the plan and photos |
A penthouse duplex is the top-floor version of a maisonette: one home on two levels inside a larger building. It is not the same as a duplex house, which is a building of its own.
Where penthouses are found in Nigeria
Penthouses are part of the high-end apartment market. In Lagos they sit at the top of apartment blocks and towers in Ikoyi, Victoria Island, Banana Island and Lekki. In Abuja they are found in Maitama, Asokoro and parts of Wuse 2 and Jabi. Smaller penthouses also top mid-rise blocks in Port Harcourt, Ibadan and other cities, where the building may have three or four floors rather than twenty.
What to check before renting or buying a penthouse
Living at the top of a building brings particular questions. Ask about each one before you commit.
- Lifts and backup power. How many lifts serve the top floor, and do they run on the generator or inverter when grid power goes off? Walking up many floors with shopping is the reality when they do not.
- Water pressure. Top floors are the first to lose pressure. Ask how water reaches the penthouse: an overhead tank, booster pumps, or both, and whether those run on backup power.
- The roof. A penthouse sits directly under the roof or roof slab. Look for water stains on ceilings and around windows, and ask when the roof and terrace waterproofing were last redone.
- Heat. Sun on the roof and large glass areas make top floors warmer. Check how many air conditioners there are, and whether the windows have shading.
- Service charge. In most buildings the service charge is shared by floor area, so the largest unit pays the largest share. Ask for the current service charge in writing, what it covers, and whether the generator diesel is included. Our guide to service charges in Nigeria explains what to ask.
- Roof terrace rules. Confirm in the tenancy agreement or sale documents that the terrace is yours alone, and whether you may add a pergola, plants, a pool or a satellite dish.
- Fire escape. Find the escape stairs from the top floor and check they are clear.
- Title, if you are buying. A flat in a block is usually sold as a unit within the building's title, often by sublease or under a sectional arrangement. Have a property lawyer confirm how your unit, and the terrace, will be documented. See land documents in Nigeria for the main titles.
Penthouse vs the flats below
For a tenant or buyer the trade-off is simple. You get more space, light, privacy and outdoor room, and you take on more exposure to the roof, more dependence on lifts and pumps, and a bigger share of the service charge. A well-run building with reliable backup power makes the top floor the best place in it; a poorly run one makes it the hardest.
Finding a penthouse on Cabans
Search flats for rent or flats for sale and look for “penthouse” in the listing title. Questions about a particular unit, such as the lifts, the terrace or the service charge, go to the landlord, owner or agent through the listing on Cabans.
Frequently asked questions
What is a penthouse?
A penthouse is the apartment on the top floor of a building. It is usually the largest and best-finished unit in the block, often with a private roof terrace, higher ceilings, more windows and better views than the flats below it.
What is a penthouse duplex?
A penthouse duplex is a top-floor apartment spread over two levels, with an internal staircase. The living areas are usually on the lower level and the bedrooms, or a roof terrace, on the upper level. In Nigerian listings it is sometimes called a penthouse maisonette.
Is every top-floor flat a penthouse?
No. In strict use a penthouse is set apart from the other flats by its size, finish, terrace or layout, not only by being on the top floor. Some listings call any top-floor flat a penthouse, so read the description and look at the floor plan or photos rather than relying on the word.
Where are penthouses found in Nigeria?
Mostly in apartment blocks and towers in high-end areas, such as Ikoyi, Victoria Island, Banana Island and Lekki in Lagos, and Maitama, Asokoro and parts of Wuse 2 and Jabi in Abuja. Smaller penthouses also appear at the top of mid-rise blocks in other cities.
