What a rent receipt in Nigeria should contain

A useful receipt connects the payment to the right tenant, premises and rental period. Check it against the agreement before issuing it.

Names: the landlord and the tenant, with the name and capacity of any agent receiving the rent.
Premises: the full property address and the exact unit or flat.
Payment: the amount actually received in both figures and words, and the payment method.
Rent period: its start and end dates, rather than a vague description such as annual rent.
Record: the payment date, receipt number and signature of the recipient where required.

If only part of the rent was paid, acknowledge only that part and keep a separate record of the balance. Keep agency fees, legal fees, caution deposits and service charges separate from rent so each payment has a clear purpose.

Check the document before handing it over

Confirm the money arrived. Do not issue a receipt on the strength of a promised transfer or an unverified screenshot.
Compare the names, property and rent dates with the tenancy agreement.
Check the amount in words after editing it. A later change to the figures fills those words again.
Print or save a copy, arrange the recipient's signature and give the tenant their copy. Keep your own record with the payment evidence.

Yes. The tool fills the words from the figures in naira, and you can edit them. Changing the figures fills the words again. Check that both versions match before issuing the receipt.

Is a receipt the same as an invoice for rent?

No. An invoice asks for payment. A receipt acknowledges money already received. Use this receipt only after receiving the amount shown, and record any balance separately.

Who should sign the receipt?

The landlord or authorised person who received the payment should sign in their own name and state their capacity. An agent should make clear that they received the rent for the named landlord.
