Jibowu Yaba: Location, Rent & Living Guide

Jibowu is the northern edge of Yaba on the Lagos mainland — BRT and rail access, proximity to the tech cluster, and rent prices below Yaba proper.

Jibowu is a neighbourhood within Yaba, on the Lagos mainland. It sits in the southeastern corner of Yaba — bordered by Fadeyi to the north, Onike to the west, and the Ikorodu Road spine to the east. Jibowu is one of the most transit-connected residential pockets in Lagos: the Jibowu BRT bus stop is a major interchange on the Lagos Island–Yaba–Ketu BRT corridor, and Yaba rail station (Lagos Red Line) brings further rapid transit access to the area.

Where is Jibowu in Lagos?

Jibowu occupies the stretch of Yaba closest to Ikorodu Road, which is the main arterial route connecting the Lagos Island bridges to the northern mainland. Key reference points:

  • Jibowu BRT stop — one of the busiest BRT boarding points on the Ikorodu Road corridor; direct, dedicated-lane BRT service to Lagos Island via TBS
  • Yaba rail station (Lagos Red Line) — rail access toward Lagos Island (Oyingbo, Marina) and toward Agbado in the north
  • University of Lagos (Unilag) — approximately 10–15 minutes by road, giving the broader Yaba axis strong student and academic demand
  • Lagos Island / TBS — approximately 20–40 minutes by BRT, or 30–60 minutes by private car depending on bridge traffic
  • Yaba tech cluster — the concentration of tech companies, co-working spaces, and startups in Yaba that has made the area a key employment hub

Character of Jibowu

Jibowu is a mixed residential and light-commercial neighbourhood. The housing stock ranges from older tenement buildings and face-me-I-face-you compounds (more common on back streets) to newer blocks of flats and serviced apartment buildings closer to Ikorodu Road. The area is denser and more urban in character than estates like Gbagada or Magodo — it has the energy of a city neighbourhood rather than a planned residential enclave.

The proximity to the Yaba tech cluster and to the University of Lagos means Jibowu attracts a mix of young professionals, postgraduate students, and working-class residents. Commercial activity along the main roads — food vendors, pharmacies, banks, small retailers — makes day-to-day living highly self-sufficient without needing to travel far for errands.

Rent prices in Jibowu

Jibowu sits within the Yaba market, which is mid-range by mainland standards. The BRT and rail access add a transport premium compared to less-connected parts of Yaba. Current market ranges:

  • Self-contained (1-room): ₦300,000–₦550,000 per annum
  • 1-bedroom flat: ₦500,000–₦900,000 per annum
  • 2-bedroom flat: ₦800,000–₦1,500,000 per annum
  • 3-bedroom flat: ₦1,200,000–₦2,200,000 per annum

Newer serviced buildings with generator, security, and water supply command the upper end. Older walk-up buildings without managed facilities sit lower. As everywhere in Lagos, budget for advance rent (typically 1–2 years), agency fee, and legal fee on top of the annual headline.

Commute from Jibowu

Jibowu has one of the best commute profiles of any mainland residential area in Lagos, primarily because of BRT and rail access:

  • Jibowu to Lagos Island / TBS: 20–35 minutes by BRT (dedicated lane, avoids bridge traffic queues). By private car: 30–60 minutes depending on Third Mainland Bridge or Eko Bridge traffic.
  • Jibowu to Victoria Island: 40–70 minutes by road or BRT + taxi combination.
  • Jibowu to Ikeja: 30–55 minutes via Ikorodu Road and Anthony. Manageable by road or danfo.
  • Jibowu to Lekki Phase 1: 1–1.5 hours via the Island. One of the better mainland bases for this commute given the BRT shortcut to the Island crossing.
  • Within Yaba / Surulere: 10–25 minutes. Day-to-day movement is highly accessible.

Who Jibowu suits

Jibowu is one of the most practical mainland addresses for daily Island commuters who do not want to pay Island rents. It suits:

  • Professionals commuting to Lagos Island, Marina, or Victoria Island who want BRT or rail access to cut commute time
  • Workers in the Yaba tech cluster — Jibowu is walkable or a short ride to most Yaba-based offices
  • Students and academics at Unilag or Lagos State University (Yaba campus)
  • Anyone who wants urban neighbourhood convenience — walkable amenities, food options, and transport — at mainland prices
