Yaba, Lagos: Area Guide — Tech Hub, University & Where to Live

Yaba is one of Lagos's most distinctive inner-mainland areas — home to the University of Lagos (Unilag), the birthplace of Nigeria's technology startup ecosystem ("Yabacon Valley"), a thriving food and creative scene, and a diverse community that ranges from students and academics to tech entrepreneurs and young professionals. It is one of the most interesting places to live on the Lagos Mainland, and it punches above its weight in cultural energy relative to its size.

Where is Yaba?

Yaba is located on the Lagos Mainland, in the Lagos Mainland Local Government Area. It is bounded by:

  • Surulere to the west and southwest
  • Mushin to the north
  • Ebute-Metta to the south (leading to Lagos Island via the bridges)
  • Shomolu to the northeast

Major roads through and around Yaba include Herbert Macaulay Street (the main commercial artery), Ikorodu Road (connecting north to Ketu and beyond), Commercial Avenue, and the roads around the University of Lagos campus. Key landmarks: the University of Lagos main gate, Yaba Market, and the Co-Creation Hub (CC-Hub) at Herbert Macaulay.

Distance to key Lagos destinations:

  • Lagos Island (via Carter/Eko Bridge): 15–30 min light traffic; 45–90 min peak
  • Victoria Island: 20–45 min light traffic; 60–120 min peak
  • Surulere: 5–15 min
  • Ikeja: 30–45 min
  • Third Mainland Bridge (for Mainland-Island transit): accessible via Western Avenue approach

Sub-areas and neighbourhoods within Yaba

  • Akoka: Home to the University of Lagos — a student-dominated sub-area with a mix of university housing, cheap rental rooms, and increasingly trendy food spots and cafes catering to the student population.
  • Abule-Oja: Residential streets adjacent to the university boundary; older stock, popular with academics and university-adjacent residents.
  • Herbert Macaulay / Commercial Avenue corridor: The commercial spine of Yaba — where CC-Hub and many of the tech-associated businesses and co-working spaces are located, alongside restaurants and commercial activity.
  • Pedro / Onike: More affordable, denser residential streets north of the commercial core; significant lower-income population.
  • Sabo: Historically associated with the Yoruba community that migrated from further north — a distinct commercial and residential sub-area within the broader Yaba geography.
  • Tejuosho area: Adjacent to the major Tejuosho Market complex (shared with Surulere) — commercial activity at the Yaba/Surulere boundary.

Property types in Yaba

  • Older detached and semi-detached houses — many subdivided into multiple apartments or room-by-room rentals over generations
  • Blocks of flats (self-contains, 1-bed, 2-bed) — abundant throughout, the primary rental format
  • Newer apartment buildings — developers have targeted Yaba for new residential blocks given the strong rental demand
  • Student accommodation — concentrated around the Akoka/Unilag area
  • Co-working offices and light commercial space — particularly in the Yabacon Valley corridor
  • Face-me-I-face-you and compound houses — present in the more affordable, higher-density pockets

Who lives in Yaba?

  • University of Lagos students — a very large student population concentrated in and around Akoka
  • Academics and university staff
  • Tech professionals and startup founders — drawn by the Yabacon Valley ecosystem and co-working culture
  • Young creatives — designers, media workers, artists attracted by the vibrant, affordable cultural scene
  • Professionals who work in Lagos Island or VI and want a shorter Mainland commute than areas further north
  • Established families in the older, quieter residential streets

Yabacon Valley — Nigeria's tech epicentre

The concentration of technology startups, accelerators, and co-working spaces in Yaba that has been named "Yabacon Valley" is a genuine ecosystem, not just a marketing term. The Co-Creation Hub (CC-Hub) — one of Africa's most prominent technology incubators and accelerators — is based on Herbert Macaulay Street, and its presence has catalysed a cluster of related businesses, talent, and investment. Several of Nigeria's most prominent tech companies have Yaba origins. The tech reputation has diversified the area's economic base beyond the university and given it a cachet that attracts young professionals from across Lagos.

Commute and access

Yaba's position as an inner-mainland area gives it one of the better Mainland commute profiles:

  • The bridges to Lagos Island and VI are closer from Yaba than from most Mainland areas
  • Third Mainland Bridge is accessible, giving options for both Island and further Mainland commutes
  • BRT routes and bus services along Ikorodu Road and Herbert Macaulay provide public transport options
  • Traffic is still significant — Lagos Mainland traffic is uniformly heavy during rush hours, and Yaba is not exempt

Social infrastructure

  • Food and dining: One of Lagos's best street food and casual dining scenes — the Unilag area and Herbert Macaulay strip have excellent food options, from local canteens to trendy cafes and restaurants
  • Co-working and creative spaces: Multiple co-working venues and creative hubs concentrated in the Yabacon Valley corridor
  • Tejuosho Market: One of Lagos's largest markets (refurbished) — at the Yaba/Surulere boundary
  • University facilities: Unilag's library, sports facilities, and campus amenities accessible to the wider community
  • Culture: Art spaces, music venues, and cultural events driven by the student and creative community
  • Healthcare: Lagos University Teaching Hospital (LUTH) — one of Nigeria's leading teaching hospitals — is in the adjacent Idi-Araba area
