Rumuola, Port Harcourt: Area Guide for Renters and Buyers

Rumuola is in Obio-Akpor LGA, Port Harcourt, beside New GRA. What it is like, indicative rents, commuting, who it suits and what to check before renting.

Published: September 16, 2026

Rumuola is a neighbourhood in Obio-Akpor Local Government Area, in the Port Harcourt metropolitan area of Rivers State. It is a busy, densely built residential district that borders New GRA, and it is one of the most searched-for addresses in the city because it offers flats and family houses well below GRA prices while staying within reach of the GRA districts and Trans-Amadi.

Where is Rumuola, and which local government is it in?

Rumuola is under Obio-Akpor Local Government Area. Obio-Akpor and Port Harcourt City are the two local government areas that make up the Port Harcourt urban area; Port Harcourt City LGA covers the older core, including Old GRA and New GRA, and Obio-Akpor covers the neighbourhoods that grew up around it. New GRA borders Rumuola directly, so a property on one side of a street can carry a GRA address while the other side is Rumuola. Rumuokoro and Eliozu are nearby, and the three are often grouped together as Port Harcourt's affordable residential belt.

Listings sometimes use Rumuola loosely for property that is in Rumuokoro or Rumuokwuta. Ask for the exact street, because rents step down as you move away from the GRA side, and the commute changes with them.

What is Rumuola like?

Rumuola is mixed residential and commercial. The main roads carry shops, pharmacies, banks, fuel stations and a market; the interior streets are more residential, with older compound houses standing next to newer blocks of flats and a small number of managed compounds. It is one of the most densely occupied parts of Port Harcourt, and it draws middle-income tenants: civil servants, teachers, healthcare workers, and junior and mid-career oil-sector staff who want to be near the GRA and Trans-Amadi without paying GRA rents.

  • Deep supply: flats of every size come to market constantly, so there is usually a choice.
  • Street-by-street quality: road surface, drainage and building condition change from one street to the next.
  • Generator-dependent: grid supply is supplemented by compound or individual generators; managed buildings run longer hours.
  • Flood-prone spots: some low-lying streets have a flood history in the July to September rains.

For buyers, Rumuola is a mid-market area with older houses on generous plots and newer apartment blocks side by side, and it is one of the parts of the city where a 2- or 3-bedroom flat can be bought at a fraction of GRA prices. Sale figures by property type are set out in Port Harcourt property prices, and the title checks that matter in Rivers State are in buying property in Port Harcourt.

Indicative annual rents in Rumuola

These are indicative ranges for a full year. Managed compounds nearer the GRA side sit at the top of each range; older compound buildings on interior streets sit at the bottom.

  • Self-contain: ₦150,000 – ₦400,000 per annum
  • Mini flat / 1-bedroom flat: ₦300,000 – ₦800,000 per annum
  • 2-bedroom flat: ₦800,000 – ₦2,000,000 per annum
  • 3-bedroom flat: ₦1,500,000 – ₦3,500,000 per annum
  • 3- or 4-bedroom house: ₦1,500,000 – ₦4,000,000 per annum

Add the agency fee, the legal fee and a caution deposit on top of the rent, and expect to pay a year or more in advance; renting in Port Harcourt sets out the full move-in calculation. To see what is on the market now, browse flats for rent in Rumuola and houses for rent in Rumuola.

Commuting from Rumuola

Rumuola's appeal is position. New GRA is next door, Trans-Amadi and the city's business areas are reached by road without crossing the whole city, and Rumuola has good road access to Port Harcourt International Airport, which is why the area is popular with people who fly often. Main-road traffic is heavy at the morning and evening peaks, and the junctions on the through routes are the usual bottlenecks.

Minibuses, shared taxis and keke serve the main roads. On the interior streets most residents drive, take a keke to the main road or use ride-hailing.

Who Rumuola suits

  • Civil servants, teachers, healthcare workers and other middle-income households who want a central address without GRA rents
  • Junior and mid-career oil and gas staff who work in the GRA districts or Trans-Amadi
  • Frequent flyers who value the airport road
  • Families who want a full house at a mid-market price
  • Buy-to-let investors drawn by steady tenant demand for 2- and 3-bedroom flats

What to check before renting or buying in Rumuola

  • Flood history: ask the current tenant or neighbours whether the street flooded in the last few rainy seasons, and look at the drains outside the compound.
  • Generator: confirm who owns and fuels the generator, the hours it runs and how the diesel cost is shared.
  • Water: check for a working borehole and adequate storage, and who maintains the pump.
  • Access road: drive the street in the rain if you can; a cheap flat on a bad road costs more in transport and upkeep.
  • Exact address: confirm the property is in Rumuola rather than Rumuokoro or Rumuokwuta at a Rumuola price.
  • Title, for a purchase: have a Rivers State lawyer verify the Certificate of Occupancy or other title before paying; customary land without statutory title is common outside the GRA.

For the neighbouring premium district read the New GRA area guide; for the affordable areas further out read the Eliozu area guide; and to compare every district in one place see the best areas to rent in Port Harcourt and the Port Harcourt house rental zone guide.
