What does semi-detached mean?

A semi-detached house shares exactly one party wall with one neighbouring property. The two properties are built as a pair — mirror images of each other — with a single shared structural wall between them. Each property has:

  • Its own front and rear entrance
  • Its own compound and fence
  • Open space on three sides (front, rear, and one side)
  • The shared wall on only one side
  • Its own separate title document (C of O or Deed of Assignment)

Types of semi-detached property in Nigeria

  • Semi-detached bungalow: Single-storey, two units sharing one wall. The most land-efficient form of semi-detached.
  • Semi-detached duplex: Two-storey, two units sharing one wall. The most common form in contemporary Nigerian estate developments — offers more rooms than a semi-detached bungalow on the same footprint.
  • Semi-detached maisonette: A variation on the duplex form — two levels but with the floor plan split differently (maisonette is sometimes used to describe a specific layout where the upper floor has its own dedicated access from outside).

  • Party wall quality: Sound insulation through the shared wall can vary significantly. Ask previous occupants or check for noise from the adjacent unit during your viewing.
  • Party wall responsibilities: Confirm in the tenancy agreement or sale documentation who is responsible for repairs or alterations to the shared wall.
  • Access to the side with open space: The side without a shared wall usually provides access to the rear of the compound — confirm the side access route is included in your plot boundary.
  • Estate rules: In estate developments, check the estate management rules — particularly regarding modifications, extensions, and use of the shared driveway or access path.
