Abule Egba, Lagos: Complete Area Guide (2026)

Abule Egba is one of the busiest and most affordable residential areas on Lagos Mainland, straddling the Agege/Ifako-Ijaiye border along the Lagos-Abeokuta Expressway. For renters priced out of Ikeja, Yaba, or Gbagada, it is one of the areas where budgets stretch furthest without leaving Lagos State entirely.

Location and Layout

Abule Egba sits at the northern edge of Lagos Mainland, where the Lagos-Abeokuta Expressway crosses into Ogun State territory. It functions as a transit point as much as a residential area — a large share of traffic between Lagos and Ogun passes directly through it, supporting one of the busiest markets in that part of the Mainland.

Rent Prices and Housing Stock

Two-bedroom flats in Abule Egba rent from ₦180,000–₦500,000 per year, making it one of the most affordable residential areas in Lagos State. Housing stock ranges from older compound-style buildings near the market to newer apartment blocks on side streets further from the expressway.

Power, Security, and Flooding

Power supply from the grid is poor across most of Abule Egba; generator backup is the norm rather than the exception. Roads vary from tarred arterials along the expressway to unpaved inner streets. Flooding is a recurring risk on lower-lying streets during the rainy season — always ask about drainage history before signing a lease. Security is community-managed, with local vigilante groups active alongside police coverage.

Commute and Transport

Bus services connect Abule Egba to Ikeja and Lagos Island, though journey times can stretch to 45–75 minutes at peak hours given the expressway's heavy traffic. For anyone commuting daily to Lagos Island, this is the main trade-off against Abule Egba's low rents.

Who Abule Egba Suits

Abule Egba is best suited to budget-conscious renters, traders working the local market, and anyone prioritising Lagos-Ogun connectivity over a short Island commute. It is less suited to professionals who need a fast, predictable commute to Victoria Island or Ikoyi.

Search flats for rent in Abule Egba on Cabans to compare current listings, or list your Abule Egba property to reach renters searching this corridor.

Take the next step

Keep your research practical: search for property in Lagos, compare live options for land for sale in Lagos, or list your property on Cabans to reach active buyers and renters.
