Ikeja GRA (Government Reserved Area) is the premium residential address on the Lagos mainland — tightly held, well-maintained, and home to Lagos State government offices, corporate headquarters, and senior executive households. Streets are wide and tree-lined; properties range from older colonial-era bungalows to modern apartment blocks. Security is strong: most streets have functioning neighbourhood associations, active security patrols, and gated compounds. Generator backup is standard in all quality properties; PHCN supply is among the best on the mainland. The area is the first choice for senior corporate executives, airline professionals, and multinational staff who need mainland addresses. Houses and apartments here are rarely empty for long.
Best security and power on the mainland
Alausa is Ikeja's administrative and commercial heartland, home to the Lagos State Secretariat and several major corporate offices. Properties in the Alausa–Maryland corridor attract government workers, state civil servants, and professionals at major mainland corporations. 2 and 3-bedroom managed apartment blocks are the most common property type. Maryland is particularly active for corporate tenants who need easy access to Lagos State government offices without Ikeja GRA pricing. BRT access to the Oshodi hub and onward to Lagos Island is well-developed. Road quality is generally good; power supply is supplemented by estate and building generators.

Adeniyi Jones Avenue connects to the GRA and has a growing number of modern managed blocks. Both areas have strong retail and amenity access — supermarkets, pharmacies, banks, and restaurants are abundant. Generator backup in managed buildings is standard. BRT on the Airport Road and Obafemi Awolowo Way corridors provides Island access in under an hour at off-peak.
Central Ikeja; best amenity density
Ogba is an affordable, well-connected mid-mainland area that bridges Ikeja to Ojodu and Berger. 2-bedroom flats in Ogba offer some of the best rent-to-commute value on the Lagos mainland — BRT access via Ojota and the Lagos–Abeokuta Expressway puts Ikeja within 10 minutes and Lagos Island within 45–60 minutes. Most buildings are compound-style; newer managed blocks with generator backup command a small premium. Agidingbi, between Ikeja and Oregun, has a growing cluster of modern apartment buildings near major corporate campuses. Flood risk is low in most Ogba streets.

Oregun is Ikeja's industrial and logistics corridor, home to a large concentration of manufacturing companies, telecoms infrastructure, and warehousing. Residential properties here serve the workforce employed in the Oregun Industrial Estate and surrounding tech company offices. 2-bedroom flats rent at mid-to-lower Ikeja prices. The main practical advantage is proximity to employers in the corridor; commutes elsewhere in Lagos are manageable via the Ikeja Axis road and BRT. PHCN supply is inconsistent in some Oregun sub-areas; generator backup confirmation is important.
