Ayobo, Lagos: Area Guide for Renters and Buyers

Ayobo is a large, fast-growing residential suburb on the north-western edge of the Lagos mainland, in Alimosho Local Government Area and under Ayobo-Ipaja Local Council Development Area. It lies along the Ayobo-Ipaja Road beyond Ipaja and is reached from the Lagos-Abeokuta Expressway through Iyana Ipaja. What is Ayobo like?

Ayobo has grown outwards from its main road. Along the Ayobo-Ipaja Road you find the shops, markets, bus stops, filling stations, banks and places of worship; behind it are long residential streets of bungalows, blocks of flats, tenement houses and small estates, many of them built in recent years. Because so much of it is new, a given budget often gets you a newer building and larger rooms here than it would closer to the expressway.

• Education: Anchor University is in Ayobo, and the area has many private nursery, primary and secondary schools.
• Shopping: roadside markets and shops on the main road cover daily needs; for bigger shopping, residents go to Ipaja, Iyana Ipaja or Ikeja.
• Power and water: public electricity is poor, so most households depend on a generator, an inverter or solar. Water comes from boreholes and wells.
• Roads: the main road is tarred; many inner streets are not, and they are hard going in the rains.

Buying a house or land in Ayobo

Ayobo is one of the few parts of Alimosho where plots still come up regularly, which is why it draws owner-builders, first-time buyers and small landlords. Prices are among the lowest in Lagos State and depend on the distance from the Ayobo-Ipaja Road, the state of the street, whether the plot is dry and, above all, the documents. Compare several similar plots before you make an offer.

Getting around from Ayobo

The Ayobo-Ipaja Road is, in practice, the only main way out. It runs through Ipaja to Iyana Ipaja, where it meets the Lagos-Abeokuta Expressway. From there, buses and the Oshodi to Abule Egba BRT run towards Ikeja Along and Oshodi in one direction and Abule Egba and Sango Ota in the other. Minibuses cover the main road, and motorcycles and tricycles cover the inner streets.

Because everyone leaves by the same road, it is slow outbound in the morning and inbound in the evening, and that leg often takes longer than the expressway does. • Water: confirm that the borehole or well works all year, and who pays to pump.
• Security: ask what the street or community association provides and what residents contribute.
• Who you are paying: confirm the landlord's identity and the agent's authority before money changes hands, and insist on a written agreement and receipts.
