Sangotedo to Victoria Island is one road from start to finish: the Lekki-Epe Expressway, westbound. From Sangotedo you pass the Abraham Adesanya end and the Ajah roundabout, then VGC and Ikota, Chevron, Jakande and Ikate, and Lekki Phase 1, go through the Admiralty toll plaza and arrive on Ozumba Mbadiwe Avenue. Both ends are in Eti-Osa Local Government Area, there is no bridge to cross and no full alternative road, so the journey is decided by traffic on that one expressway. It is heaviest towards Victoria Island in the morning and towards Sangotedo in the evening.
The route, stage by stage
- Your estate to the expressway. Sangotedo's estates are laid out off the expressway, and an expressway address does not guarantee a surfaced internal road. Depending on which side you live, you may also have to travel to a U-turn point before you can head west.
- Sangotedo and Novare Mall. Mall traffic, bus stops and estate gates make the first stretch slow before the trip has really begun.
- The Abraham Adesanya end. The stretch between Sangotedo and Ajah, where traffic from the Abraham Adesanya and Ogombo side joins.
- Ajah roundabout. Everything from the eastern corridor meets Addo Road traffic, buses and the market here. A flyover carries through traffic over the junction, but the area beneath it keeps the approach slow.
- VGC and Ikota. The expressway runs past Victoria Garden City and the Ikota axis, with estate gates and U-turn points feeding more vehicles in.
- Chevron. The Chevron roundabout area is one of the best-known slow points on the corridor.
- Jakande and Ikate. More roundabouts, and more merging traffic from the large estates on both sides of the road.
- Lekki Phase 1 and the Admiralty toll plaza. The last stretch before Victoria Island. Traffic from Lekki Phase 1 joins here, and drivers heading for Ikoyi peel off to the Lekki-Ikoyi Link Bridge.
- Ozumba Mbadiwe Avenue. Beyond the toll plaza the expressway becomes Ozumba Mbadiwe Avenue, the lagoon-side road of Victoria Island. Ahmadu Bello Way, Adeola Odeku Street and the other office streets are reached from it.
Parts of the expressway east of Ajah have been under reconstruction in recent years, and road works move the slow points around. Ask residents about the current state of the road rather than judging it on one visit.
The choke points
- Sangotedo and the Novare Mall frontage: busy at weekends and in the evening as well as the weekday peaks.
- Ajah roundabout and the Abraham Adesanya end: where the whole eastern corridor funnels into the westbound lanes. For a Sangotedo resident this is the junction that sets the pace of the day.
- Roundabouts and U-turns: Chevron and Jakande in particular, where turning traffic cuts across the main flow.
- The approach to the toll plaza: Lekki Phase 1 traffic and corridor traffic merge.
- The entry to Victoria Island: Ozumba Mbadiwe Avenue absorbs everything the expressway delivers, and the office streets fill quickly.
- Rain: sections of the corridor and many estate approach roads hold water after heavy rain, which slows the whole line.
Transport options
- Danfo and korope minibuses: the most frequent option. From Sangotedo most passengers ride to Ajah and change there for buses towards Lekki, Obalende and CMS; for an office inside Victoria Island you usually drop at the Lekki Phase 1 end or on Ozumba Mbadiwe and finish by tricycle, a short bus hop or on foot.
- High-capacity public buses: these run on the corridor as well. The expressway has no dedicated bus lane, so they are a cheaper and calmer seat rather than a quicker one.
- Staff buses: many Victoria Island employers run them along this corridor. Ask where yours picks up before you choose an estate; not all of them come as far as Sangotedo.
- Driving: the most common choice for households here, because a car also solves the estate-to-expressway leg. Parking on Victoria Island is limited, so confirm what your office provides.
- Ride-hailing: works, but there are fewer cars this far east early in the morning, and the cost rises with the time spent in traffic.
No ferry serves Sangotedo. The nearest jetty is at Badore, at the lagoon end of Addo Road in Ajah, and reaching it means going through the Ajah junction first. Services change, so check them yourself; the area is described in the Badore area guide.
How peak direction works
The corridor is tidal. In the morning the westbound side carries commuters towards Ajah, Lekki and Victoria Island, and the queue builds backwards from the Ajah roundabout through Sangotedo, so residents here are in it from the start. In the evening the eastbound side backs up from the Victoria Island exits all the way down the corridor, and Sangotedo is close to the end of that line. People who beat it leave home very early, travel after the morning peak on flexible hours, or avoid the daily trip with hybrid working. Anyone travelling against the flow, to the Lekki Free Zone and the industrial corridor further east, has a much easier road.
What it means for where you rent
Every area on this corridor is a trade between rent and the length of expressway you must sit on, and Sangotedo is near the far end of that trade.
- In Sangotedo, the indicative annual rent for a 2-bedroom flat is ₦900,000–₦1,800,000.
- On Victoria Island, indicative annual rent for a 2-bedroom flat is ₦3,000,000–₦8,000,000.
The areas in between, such as Chevron and the communities listed in areas in Lekki, cost more and remove a large part of the road. Whichever you choose:
- Choose the estate by its access. A home close to the expressway, on the side that does not need a U-turn, saves a great deal every day.
- Test the journey at your real departure time, on a working day, in both directions, before you pay.
- Visit after rain and look at the road from the house to the expressway.
- Ask about staff bus pick-up points and where the nearest bus stop is.
- Be honest about frequency. Three days a week on this road is a different life from five.
