Sangotedo is a fast-growing residential district on the Lekki-Epe Expressway, in Eti-Osa Local Government Area of Lagos State. It comes straight after Ajah as you travel east, and it is built around Novare Mall, the largest shopping centre on this stretch of the corridor. It is mostly estates and new blocks of flats, and it is popular with young families who want a newer home than their budget allows closer to Victoria Island. Sangotedo is in Eti-Osa LGA, and local services come from Eti-Osa East Local Council Development Area. What is Sangotedo like?
Sangotedo is new. Most of what you see has been built in recent years: gated estates of terraces and duplexes, blocks of two and three-bedroom flats, and rows of shops along the expressway. Behind them, some streets are finished and tarred by their estates, and others are still sand, with empty plots between the houses. The older Sangotedo community is still there, with its own streets and market stalls.
- Novare Mall: the anchor of the area, with a Shoprite, a cinema, banks, restaurants and other shops. It is the reason many residents rarely need to go to Lekki to shop.
- Daily needs: supermarkets, pharmacies, clinics, schools, filling stations and eateries line the expressway and Monastery Road. Lagos Business School is a short trip west along the expressway.
- Power: public supply is unreliable. Estates run shared generators and charge for them; standalone blocks depend on their own generator or an inverter.
- Water: boreholes, usually with treatment, because groundwater on this corridor is often poor.
- Flooding: the land is low and sandy, and several streets and estates hold water in the rainy season. This is the single most important thing to check on any street here.

Getting around from Sangotedo
The Lekki-Epe Expressway is the only main road. Westbound it leads to Ajah, then through Lekki to Victoria Island and Ikoyi; eastbound it leads to Abijo, Awoyaya, the Lekki Free Trade Zone and Epe. Minibuses run along it all day, and most residents without a car take one to Ajah and change there for Lekki, Victoria Island, Obalende or CMS. Tricycles and motorcycles work Monastery Road and the inner streets where they are permitted.
The expressway is slow westbound in the morning and eastbound in the evening, and the stretch through Ajah is the usual bottleneck. - Water: check the borehole and the treatment plant, and run the taps.
- Build quality: in a new block, look for damp, cracks and poor finishing; new does not always mean well built.
