Awoyaya is a growing residential community on the Lekki-Epe Expressway, in Ibeju-Lekki Local Government Area of Lagos State. It comes after Ajah, Sangotedo and Abijo as you travel east, with Lakowe and Bogije beyond it. Where is Awoyaya, and which LGA is it in?
Awoyaya is in Ibeju-Lekki LGA. Ajah and Sangotedo, to the west, are in Eti-Osa LGA, so by the time you reach Awoyaya you have left Eti-Osa behind. Adverts often say “Awoyaya, Lekki” or “Awoyaya, Ajah”; both describe the road it is on, not the council it belongs to. What is Awoyaya like?
Awoyaya is still being built. Gated estates and new blocks of flats stand close to the expressway, and behind them are streets where some plots hold finished houses, some hold foundations and some are still bush. The original community has its own older streets, shops and places of worship. Mayfair Gardens is the best-known estate in the area, and Greensprings School has its Lekki campus here, which brings some families to Awoyaya for the school run alone.
- Shops and services: roadside shops, pharmacies, filling stations and small supermarkets cover daily needs. For a mall, a cinema, a wider choice of banks and larger supermarkets, residents go to Sangotedo or Ajah.
- Power: public supply is weak. Newer estates run shared generators, and standalone houses rely on their own generator, an inverter or solar.
- Water: boreholes are the norm. Ask whether the water is treated.
- Roads: the expressway is tarred; many of the roads that lead off it are not. The last stretch to a house can be the hardest part of the journey in the rains.
- Flooding: parts of the corridor are low-lying. Plots near waterways and swampy ground carry real flood risk, so the exact site matters more than the name of the area.

Buying land or a house in Awoyaya
Awoyaya is more of a buyer's market than a renter's one. Indicatively, plots are advertised from about ₦3,000,000 to ₦15,000,000 and above, with the price set by distance from the expressway, plot size, the access road and the title. Many buyers here are buying to hold, expecting the port, the refinery and the free trade zone to keep pulling development eastwards.
Title is the main risk. This corridor has a history of land sold under government acquisition, land sold twice and estates marketed before any approval exists. Getting around from Awoyaya
The Lekki-Epe Expressway is the only main road in and out. Westbound it runs through Abijo and Sangotedo to Ajah, and on through Lekki to Victoria Island. Eastbound it runs to Lakowe, Bogije, the free trade zone and Epe. Minibuses run along the expressway to Ajah, where you change for Lekki, Victoria Island, Obalende and CMS; motorcycles and tricycles cover the streets inside the community where they are allowed.
The trip to Ajah is short outside the rush, but the westbound expressway is slow in the morning and the eastbound side is slow in the evening, and the junctions at Sangotedo and Ajah add to it. A daily journey from Awoyaya to Victoria Island, Ikoyi or the mainland is long; travel it at your real departure time, in both directions, before you sign anything.

- The access road: drive the whole way from the expressway to the gate, and do it again after rain.
- Flooding: ask neighbours about the last rainy season, and look at the level of the compound against the road.
- Power: ask how many hours the estate generator runs, who pays for diesel and whether the flat has its own prepaid meter.
- Charges: get the rent, the service charge and any estate dues as separate written figures.
- The estate itself: in a new development, check which roads, drains and shared facilities are finished and which are only promised.
- Who you are paying: confirm the landlord's identity or the agent's authority before money changes hands, and insist on a written agreement and receipts.
