Areas in Ajah, Lagos: Full List and What Each Is Like

The areas in Ajah, Eti-Osa LGA: Thomas Estate, Badore, Addo Road, Langbasa, Ilaje, Abraham Adesanya and Lekki Scheme 2, plus how Sangotedo and Abijo relate.

The areas in Ajah are Ajah town around the roundabout and market, Ilaje, Addo Road, Ado, Langbasa, Badore, Thomas Estate, Abraham Adesanya Estate, Lekki Scheme 2 and the Ogombo and Okun-Ajah side. All of them are in Eti-Osa Local Government Area, the same council as Lekki Phase 1 and Victoria Island. Sangotedo, the next community along the Lekki-Epe Expressway, is also in Eti-Osa and is often advertised as Ajah; Abijo, after it, is in Ibeju-Lekki Local Government Area and is not. Ajah town: the roundabout, the market and Ilaje

Ajah town is the original settlement around the Ajah roundabout and flyover on the Lekki-Epe Expressway, with Ajah Market beside it. It is the transport interchange for everything further east, so it is busy, noisy and commercial, with flats above shops and tenement-style buildings on the back streets. It suits traders and renters on a tight budget who want buses at the door.

Ilaje is the older community beside the expressway at Ajah. Housing is dense and mixed — self-contains, mini flats and small blocks — and rents are among the lowest in the district. Roads and drainage are uneven, so look at the street after rain.

The Addo Road and Badore side

Addo Road leaves the expressway at Ajah and runs north towards the lagoon. It is the main residential artery of the district, lined with gated estates, standalone blocks of flats and shops, and it carries heavy traffic at peak hours. It suits families and young professionals who want an estate without paying Lekki Phase 1 prices. See the Addo Road area page.

Ado and Langbasa are the communities that Addo Road leads to. Both have filled quickly with owner-built blocks and small estates, and both are cheaper than the expressway end. Parts are low-lying, and road quality changes from street to street; the Langbasa area page has more.

Badore is at the lagoon end, known for its ferry jetty and for some of the most affordable standalone flats in Ajah. It suits renters who want space for the money and do not mind the distance from the expressway. Flooding on the streets nearest the water is the main thing to check. See the Badore area page.

The expressway estates: Thomas Estate, Abraham Adesanya and Lekki Scheme 2

Thomas Estate is an established gated estate off the expressway between Ajah and the Abraham Adesanya roundabout, with detached houses, semi-detached duplexes and blocks of flats under an estate association. Abraham Adesanya Estate began as a Lagos State government housing estate and gives its name to the roundabout beside it. It has a better internal road layout than most of Ajah and a settled population of civil servants and mid-income families. Some sections are prone to flooding, so ask about the specific street. Lekki Scheme 2 is a government residential scheme reached from the Abraham Adesanya roundabout along Ogombo Road. It is newer and lower in density than Ajah town, with many houses still under construction, and it attracts owner-occupiers and buyers of titled land. Ogombo and Okun-Ajah, further along on the ocean side, are developing estate areas where road access should be checked before anything else.

How Sangotedo and Abijo relate to Ajah

Sangotedo follows Abraham Adesanya on the expressway. It is in Eti-Osa like Ajah, but it has its own centre around the Novare Mall and a large stock of newer estates, and many families who start their search in Ajah end up here. See is Sangotedo mainland or island? and the Sangotedo area page.

Abijo comes after Sangotedo and is across the council boundary in Ibeju-Lekki Local Government Area. Adverts often describe Abijo GRA as “Ajah” or “Lekki”, which is a description of the road it is on, not of where it is. It is a developing area bought mainly for land and new houses; the Abijo GRA guide covers it, and you can browse properties in Abijo. Further east again are Awoyaya and the rest of Ibeju-Lekki.

Indicative annual rents in and around Ajah

These are indicative asking ranges for a full year. New flats in gated estates with a shared generator sit at the top; older blocks on open streets sit at the bottom, and estate service charges are paid on top of the rent.

  • Ajah overall: 2-bedroom flat ₦800,000 – ₦1,800,000 per annum
  • Badore: 2-bedroom flat ₦600,000 – ₦1,100,000 per annum
  • Abraham Adesanya: 2-bedroom flat ₦400,000 – ₦1,000,000 per annum
  • Sangotedo: 2-bedroom flat ₦900,000 – ₦1,800,000 per annum
  • Abijo: 2-bedroom flat ₦700,000 – ₦1,500,000 per annum

What to check before renting or buying in Ajah

  • Flooding: the lagoon side — Badore, Langbasa, parts of Addo Road and Abraham Adesanya — has streets that hold water. Visit in the rainy season if you can and ask neighbours.
  • The access road: many good houses sit at the end of bad roads. Drive the whole route from the expressway, not just the estate gate.
  • Commute: everything depends on the Lekki-Epe Expressway. Test the journey to work at the hour you would actually travel.
  • Estate dues: ask for the service charge, security levy and generator contribution in writing.
  • Local government on the documents: Ajah and Sangotedo are Eti-Osa; Abijo is Ibeju-Lekki. A land document naming the wrong one deserves questions. See buying land in Lagos.
